Comparing offers can be heart breaking!

A listing that I have received multiple offers. I started by comparing the "easy' stuff - net offer price, closing date. length of inspection period. Two offers are very close. So then I started looking at the more intangible aspects of the offer. Young couple about to have their first child - missed out on two other homes. Family moving into the area - on a tight deadline. Whose dream do you crush?

Just as I am about to present my comparisons to the seller and make a recommendation, I get a call that another offer is coming in. Above asking, 20% down. So we start the comparison again....

it is a very difficult process, as even with a strong contract, you can still not tell the difficult buyers from the easy ones until down the pike!

Ultimately it is our duty to do our best for OUR clients, but sometimes it is hard to know that doing so will be hard for a potenial buyer.  Of course I have had a seller decide on a lower offer before as well.
