Homes for Sale in Boulder, CO; Compare Median Home Values
Take a look at the graph below which tracks and compares median price among several Boulder County Communities (also Denver).
The old saying "pictures are worth a thousand words" is so true. Just take a look at what has happened to our median home values since May of last year.
Sellers you may be wondering why your Realtor is telling you the market value of your home is different than you were expecting. Your Realtor should also be telling you that in order to sell your home you may need to:
- Clean, clean and then.....re-clean; your home needs to be spotless....
- Replace tired and worn carpeting (or, at a minimum re-stretch and clean existing carpets)
- De-clutter; remove personal photos, nick knacks and excess furniture
- Have your home staged (or get a staging consult and stage your own home)
- remove dated window coverings and brackets and patch drywall
- Repaint interior walls and doors as necessary
- Clean windows and screens (let the light shine in)
- update tired, broken, discolored and outdated light fixtures
- replace burnt out light bulbs
- clean (power wash) front walkway, porches and decks and repaint front door if necessary
- paint porch and deck railings
- Put out a clean, inviting welcome mat
- Add a pot of colorful spring flowers next to the front door
- Remove leaves and other debris from the front yard and trim shrubs and bushes.
Buyers are looking for homes that are either 1) a "fixer-upper" with opportunity to build sweat equity or, 2) "move-in" ready. What category does your home fall in? If it falls in what BUYERS consider to be a "fixer-upper" be prepared for buyers to ask for concessions and price reductions to make it worth their while. If you want your home to be in the "move-in" ready category, you must expend the time, energy and money necessary to get your home market ready BEFORE you list it for sale.
There are plenty of buyers out looking for homes in our current market. Savvy buyers are looking online first and can SPOT a GREAT home right away. GREAT homes are STILL SELLING FAST!
Sellers while you may need to be more proactive in selling your home today; whether you are planning to "move up" or "right size" there are equally great opportunities for you.
