There are two options available to home owners when trying to determine the market value of their home. One is to hire a professional Appraiser who will appraise your home for a fee. Often it makes sense to hire an appraiser if you have a very unique home and or property. In a situation like this it would be difficult to compare your home to other similar homes that have sold or are listed simply because there are no comparables. Only an Appraiser can offer a home appraisal. However, if your home does not fall into the above category you can determine the market value of your home by requesting a comparative Market Analysis from a licenced Realtor.
My free home evaluation service includes a comparative market analysis. In order to supply this CMA I need to determine the following information regarding your home:
• Lot size, sq. footage of home, age, location, condition, amenities, updates, taxes, exterior finishing and type of roof etc.
Once I have all the necessary information on the subject property I will review the market activity in the area for the type of home I am evaluating. I will be looking at recent sales of similar properties; similar properties currently listed and expired listings of similar homes. When I say similar I mean homes that buyers could substitute for the subject property.
