I recently set what I believe is a new record for the amount of days between the first and second showings of a property to the same buyer. We first saw this property in Southborough on New Year's Eve 2009 and recently saw it again in late January 2011. I told my buyer, who was an investor, and he was shocked! He could not believe it had been that long.
Since he saw it that first time, an offer had been submitted and the property had subsequently gone under agreement with another buyer. It remained under agreement for a very long time until the deal died at the last minute and the seller was forced to put the home back on the market. Since it had been that long, we decided to check it out again.
My client is still potentially interested, but in that year, the home's condition has not improved so if he were to make another offer, it would be lower than the first one.
Have any other agents out there experienced a long time between first and second showings like this?
