Are you paying too much in property taxes in Nampa or Caldwell Idaho?

Yesterday, I went on a lisitng appointment on a very nice home in Nampa in Dallan Woods Subdivision.  One of the reasons the seller is thinking about selling is because they are paying a huge amount in property taxes.  I have properties listed for two separate clients in that community now and this might make the third.

One parcel they want me to possibly sell is a vacant lot.  When I pulled his account up, I noticed that his lot valuation alone is over $50,000 and the developer has reduced lots down to closer $30,000 in Dallan Woods.  This parcel has a tax levy code of 0.0207 so a $20,000 reducation on the lot valuation would save this person $414 a year in taxes! Plus, it will make it easier for me to sell this property if it shows a more affordable tax bill!

Here is the data from the Canyon County Assessor's website:

You may appeal the taxable value of your property only during the month after you receive your assessment notice in May. If you do not appeal the current year assessed value by the 4th Monday in June, you must wait until the next year. If you feel that the levy of a taxing district is too high or have questions regarding the district function, call the district directly.
