Can I still sell my home myself?
Yes! Unlike traditional real estate you do reserve the right to show and sell your property yourself - if you sell your home yourself without the help of a Realtor you pay NO COMMISSION!
What is the "MLS"?
The MLS is an extensive database of property listed by Realtors. When a potential buyer contacts an agent to shop for a home, the agent will search the MLS for properties meeting their criteria. By listing your home in the MLS - agents will show your property because a 'co-op' (commission) will be paid to them at closing. To gain the greatest exposure you need to be in the MLS.
What is a 'Co-Op'?
A 'co-op' is short for cooperating, specifically, cooperation with real estate professionals. This cooperation in turn means compensation or commission to the Realtor. A typical 'co-op' is 3% of the sale price. Realtors are motivated to bring buyers to your home by this 'co-op'. If you decide not to 'co-op' you should make this clear on all flyers or advertisements.
Who handles the negotiation with the flat fee service?
Whether you find the buyer yourself or if there is a buyer's agent involved in the transaction. You can choose to represent yourself and negotiate the offer directly with the buyer or buyer's agent. Or for an additional 1% paid at closing (up to $2500), we will represent you and assist in the following; negotiation of the offer(s), reviewing the contract, calculating the seller's net sheet, review the home inspection, WDO report, follow up on all repairs, coordinate with the other agent, schedule the closing, submit documents to the closing attorney and review the HUD-1 for a smooth closing.
Are there any hidden costs?
There are no hidden costs. You pay us the flat listing fee at the time of listing. At closing, you pay the agent who procured a buyer the compensation you specified in the listing contract. If you sell your property yourself, without the help of an agent, you do not owe any commission.
Can I place my own sign on the property?
Yes, however your listing is listed with Your Choice Real Estate, agents will be looking for our sign to show the property. Agents typically will not show properties that have the traditional 'For Sale By Owner' sign - the choice is up to you. We strongly recommend that you put your MLS number on your sign so agents can look up your property in MLS.
How long does it take for the listing to appear on the MLS and Realtor.com?
Once we receive the paperwork from you we will upload your listing into the MLS within 24 hours. Once it is entered, agents will have access to your property information immediately. Realtor.com and all the other public web sites feed directly off the MLS - it usually takes 1-2 days for your listing to appear on all the public web sites.

This letter is sent to express my personal gratitude for the services you provided during the sale of my rental house. Your response to my www.craigslist.org posting was first viewed with skepticism. Your offer to provide MLS listing services for a minimal charge making this property available to every realtor in town was initially believed to be too good to be true. I also showed the house to those who contacted me directly. Each time I was showing the house, a realtor would show up with a buyer as well. I could not believe the exposure my house was receiving.
The service of having a lockbox for realtors made it easy for them to show the property without me having to be there. The additional service of adding a toll free number on your sign posted at the curb for individuals not using a realtor to call was outstanding. I called it myself to listen to the sales pitch provided for my house and then hung up, fully satisfied with how the information was presented. To my surprise, I received a follow-up call the following day from your office asking if I had questions concerning the property. Your policy of retuning 100% of the phone inquiries dialed into the number was a welcomed surprise once again exceeding my expectations.
The home was listed at www.craigslist.org on December 28th and I accepted my offer on February 28th two months to the day. Most notable was that the offer was over 99% of the asking price. I closed a short 16 days later.
