You do indeed have to sell those programs as they are a lot more paperwork, more time consuming AND more costly, as they carry a higher interest rate. And you REALLY have to be sure the finished product cost is still within the bounds of a "good deal". After all, the buyer is in essence paying to fix seller's (not the bank) neglect and theft of goodies from the house.
