Columbia SC     A shift in consumer psychology has hurt new home sales in just the past two years.  Pre-recession, buyers expected stainless kitchen appliances and granite countertops.  The buyers I've worked with recently are mostly concerned about a home that's cheaper to heat and cool.  For many buyers, that includes smaller rooms with the old 8' standard ceiling. A 10' ceiling looks nice, but it adds 25% to the cubic volume of the air space and zero % to the living space.

According to the National Association of Realtors new homes are currently 29% more expensive than existing homes due to radical discounting in the existing home market.  Foreclosures and short sales accounted for nearly 40% of all home sales in February, 2010!   Once a home buyer's dream, new homes have lost some of their appeal. Instead, the fixer-uppers and foreclosures have been capturing the buyers' attention.

Here is a bright spot for today's new home buyers:  Some builders are unloading homes for the cost of building the house because the builder's loan for that property has come due. You could end up with a new home for a price close to that of the fixer-upper down the street, and the roof, all appliances and flooring will be brand new.  Hopefully you would have very few maintenence issues for years to come.

Terry, This happened in the Florida market a couple years ago and as a result, construction has come toa virtual stand still.  Our buyers are looking for "the deal" now.  They are finding them too.  Construction means jobs and I'm looking forward to seeing it come back.

Haven't had a buyer in the past 6 months say they were interested in a new home, or land for that matter, because they are well aware of their abilitiy to buy a home for cheaper than they could build right now. As long as they're buying they can look at whatever they want! : )

I have to tell you the buyers looking for a Santa Monica House or a Brentwood Condo have the following prriorities

  • Get the home as cheap as possible because there is no bottom
  • Location
  • Kitchen
  • Get the price lower

They are more of the mind that if they get it cheap enough they can spend the money they are saving to fix it up how they want.

We are seeing some decent new home sales here in Atlanta where they picked the land up for peanuts and they built at fabulous prices.  

I do HIGHLY recommend that folks go for 9' ceilings with newer homes - the 8' ceiling homes here are almost all older with many other features that would hurt the energy savings - such as single pane windows, etc.

Hi Terry, I see things are just as bad in Columbia as they are here in Miami.  I was wondering about it a lot because I'm an SC native and went to school in Cola.  I was very impressed, however, with what the city has done with the Vista area.  I never thought I would live to see that.

We haven't even shown a new home in over two years.  Builders down here have pretty much stopped building.  So the only option for most buyers is a resale.  And yes, you're right Terry, people are being more sensible about their home purchases now a days.  Good post and best of luck to you.

We don't have alot of existing inventory on new homes in the lower price brackets here in Charlotte, builders unloaded it last year with the tax credit and don't build unless they have a contract .  We still have quite a bit of new homes listed in the higher price points and many have gone into foreclosure.

The new trend we are seeing here is green building in all price points, I think buyers are looking at the overall cost of owning a home not just how much do I come to the table with and what is the payment.  That's a good thing, they should have been doing that all along.

The broker I work with also has their own construction company. They are not building to many right now..one speck home at a time till it sells.. The problem is when you look at the houses on the market that are 2 to 4 years old and you figure the price per sq ft you can buy them for.. how can you afford to build one for 30 to 40 dollars more per sq ft.....as soon as you close you just lost 20% of your value...

There will be a time - hopefully sooner rather than later - that construction will have to come back to deal with the need for housing. We really need to get those jobs back, too!
