Hello - The best person to create a virtual tour of your listings- is you.  Why hire and expensive company to create a tour when you can do it yourself with an inexpensive digital camera, modify it as you see fit without paying someone to do it - and add your comments and your personality to the tour? Hi Louise,  I've used Obeo and CirclePix before. They take okay virtual tours, but let's face it -- we're STILL in this buyers market and what listing WANTS to wait a week for a virtual tour?  If your office lists say a hundred properties a year, you're paying $99 each to the national photo company which comes to $10,000 a year.  I use Voyager360.com and I have my own 360 kit and I saved thousands of dollars. It's super easy to use.  They have two types of 360 camera starter kits, a one shot virtual tour and a two shot tour kit that takes a 360 X 360 tour. The people at Voyager walk you through how to use the camera system over the phone, step by step. They include an agent control panel I log into for unlimited tour hosting for $99 a month -- it is web based that lets me post my own showcase listings to Realtor.com, UNbranded tours to the local MLS and I get free showcase listings on an International real estate portal called Kayyah.com -- I have sold three of my properties through Kayyah and I get free leads from Kayyah, too.

Thanks for your kind words about our virtual tours. Call Tanya in our Santa Fe office and ask about our 360 Video tours now. We begin shipping them in December. Roger called and asked if we can ship two systems to you, I can only ship one. Coldwell Banker got the other five so we're when we fill that order -- we're out of stock until January, sorry. 

I see you finally sold your $3.2 m property from that Kayyah.com lead. See? I told you Kayyah.com would work.

I might have a lead for you from Dubai on your other listing. Two of my clients there are looking for property in New York and they asked me to make a recommendation. One went to TJ Tutor from Syracuse, and I think I have two for you.

I am going to Dubai to wrap up contracts with Nakheel Corporation and will be missing NAR, so call me in early December when I get back.

There's nothing wrong with Obeo, or CirclePix or Just Snooping or a half dozen other firms that provide the on-site virtual tour photographer services. As to whether or not Obeo is #1, remains to be seen and I think is a matter of personal opinion. Since 2004, our sale of 360 starter kits to brokers and agents in north America and Canada has grown by 417%. If Obeo was #1 then I think we'd be selling a lot less Do it Yourself Kits and we wouldn't be selling Voyager franchises.

If you enjoy outsourcing your tours to Obeo or CirclePix then no worries. 

Beverly's story is no different than the other 11,700 plus brokers and agents we sold a kit to over the past two years. All of them just got fed up with shelling out $100 bucks a listing to pay a photographer when like Beverly, they woke up one day and discovered they were smart enough to shoot their own tours. This is a growing trend among REALTORS who have to be more competitive. She takes her listing agreement out to the listing interview, and she simply tells them that once they sign, she will shoot the 360 tour and house photos before she leaves.

Same day services from a national photo company is about as rare as double ended commissions.

If you list 100 listings a year, you're going to spend about $10,000 to $12,000 for the service. The Buyers Market isn't going away for quite some time... so if you want that $10k or $12k to go into your pocket instead of your photographers wallet, then it makes good sense to have your own 360 camera kit.

When you get your virtual tour cameras from Voyager, unlimited hosting of your tours is included, including FREE showcase listings links to Realtor.com and UNbranded tours can be easily posted to your local MLS.
