Looking for foreclosure help, beward of those who sell false hope to and prey on vulnerable homeowners who have found themselves in the awkward position of having fallen behind on their mortgage payments.  They wear sheep’s clothing, using misleading terms such as “expert”, “certified”, and “specialist” in their advertisements giving the perception of a reputable lawyer, Realtor® or loan modification specialist.  Homeowner, proceed with caution so that you do not fall victim to real estate and home loan relief scams.

You can get real foreclosure help avoid being duped by these unscrupulous real estate scams interested in capitalizing on the desperation and vulnerability of financially strapped California consumers.  Beware of real estate scams looking to collect an upfront fee for retaining the services of people or companies offering assistance in the areas of mortgages, foreclosure help, and real estate.  It is extremely risky to do so, and it may be illegal for the “service provider” to ask you for or to collect fees in advance for some services, like loan modification, short sale and mortgage forbearance services.

If you decide to use the real estate and/or mortgage related services of third parties for a fee, investigate them. You’re giving them all of your personal information so why not ask them some questions, lots of questions.  The Department of Real Estate website, www.dre.gov, is where to start for anyone claiming to hold a real estate license.  If they are a lawyer, check them out on the State bar’s website, at www.calbar.ca.gov.  Look for any disciplinary actions taken against them.

Google and other comparable internet search engines may give you insight.  Search each name and company name provided to you.  Often other people who have fallen victim to real estate scams will post their experiences, insights and warnings long before any criminal, civil or administrative action has been brought against the fraudsters.

Check them out through the Better Business Bureau.  Others may advise you to ask for references and call them however lofty references are easy to come by.  Even if the person or company is highly recommended by so-called satisfied customers, the risk of a real estate scam is not eliminated.  The best place to look for foreclosure help is www.hud.gov.
