What Are “Final Walkthroughs” For?

Today we take a look at “Final Walkthroughs”. If you’re looking to buy a home in Lancaster PA or beyond, you’ll ultimately be doing a final walkthrough. These are held usually within 24 hours of settlement, either the morning of or the evening before. Sometimes they can be held a week in advance but the general idea is that if the home is occupied it’ll likely not be empty yet. Always better to walk through an empty home.

The point of a final walkthrough is to identify any issues that may have popped up during the move out for the seller, or any lingering issues from the home inspections process. The buyers and their agent inspect the house in person and if anything looks amiss they bring the listing agent in on it to get a satisfactory resolution in time for settlement.

Not doing a final walkthrough is a mistake for a homebuyer. Remember Murphy and his law…
