FEEDBACK ON TWIN FALLS IDAHO MARKET PLEASE

i have a friend/client who is thinking of moving up to Twin Falls in Idaho.  seeing as i am his trusted real estate advisor - he called me and asked for my opinion.

well, i do not have an opinion on Idaho - so i am hoping that you professional realtors out there will give me some intelligent feedback on the state of the market there

if he os going to move there, i would also like to refer him to a professional agent who is able to provide us with a sensible market analysis

he does not want to put his Utah house on the market until he fees confident about the Twin Falls market

so any info that you can send me would be appreciated

The market is slower than it has been. Prices are much less expensive, at least compared to Seattle. The prices are low enough that there is not much downside, if any. I have several family members that live there.

well - seeing as our market is flatter than a pancake, we are working our tails off to get deals to happen.  our sellers need to drop their expectations, and being one myself, i understand how hard that can be.  you refuse to believe that your property value has dropped 10%-15% in a couple of months - but that seems to be the reality.

RESIDENTIAL:
While Southern Idaho's growth and attractiveness has spurred the housing market, home prices and rental rates remain at or slightly below the national average. Recent data indicates the average home sold in Twin Falls to be under $190,000. For a newer executive home, the price would be about $140.00 per square foot which includes the land and high quality exterior and interior amenities. This cost would be considered the "upper end" of the market.
In general, the price per square foot for newly constructed homes currently on the market ranges from $100.00 to $150.00 and existing homes range from $80.00 to $140.00 per square foot.
The area provides for many options, including city subdivisions, mature areas, country acreages and very unique settings such as the Snake River Canyon, South Hills and numerous golf course locations.
In the rental market, a three bedroom, two bath home in the city limits would rent from $750.00 to $1150.00 per month. Executive rentals can approach $1,500 to $1,800 per month.

COMMERCIAL:
Manufacturing:
The Magic Valley has numerous M1 and M2 zoned locations with parcel sizes ranging from 1 acre to 100 acres. Many of the parcels have rail access. In addition, many of the parcels have excellent access and/or visibility to Interstate 84, the main east/west highway in Southern Idaho.
Prices for M1 and M2 zoned parcels range from $3 to $4 per square foot.

Older buildings which typically include second and third generation space range from $9 to $10.50 per square foot annually. I just saw your blog. I am an agent in Twin Falls. The market here is pretty steady with a slight decline in home prices. The ecomony in the Magic Valley is strong and unemployment is low so there is not much of a swing in our market. One can still get affordable housing in the area as prices are lower than they have been in a couple of years. I have family in Lehi and in American Fork. It would be great to work with you.
