Sellers Wants Out of the Box Marketing Ideas by Tomorrow!

Fellow Agents,

We need your ideas! We have 2 listings that are new custom construction that are not selling. We have a meeting with the developers tomorrow and they want us to come up with some out of the box marketing ideas. The homes are priced at about 2 million and the problem we are having is that the area is flooded with new homes.

We have done all of the regular stuff: Print,Craigslist,Postlets,Virtual Tour, NY Times,Open Houses etc.

They have mentioned offering incentives which I really don't think is effective unless it's a development. We would be more that grateful for any creative ideas the active rain community might have.

We know that a price drop is in order but they are reluctant and want a wow idea.

Have you offered a Free Weekend Getaway to the new Buyers?  What about offering a wine club membership? Free pool furniture, or upgraded appliances?  Larger allowances? Free security system?What about FREE interior decorator for the new Buyers? Any one of those should make your listing stand out.  Best of luck!

I can get REALLY creative.......... how much $$$ are they willing to pay for the "extra" creativity above and beyond?

Tell them that you will gladly go the extra mile but, the commission will go from  xx to xx.

Gotta recoup those creative juices somehow............

I have recently seen some developments that are offering a free car lease for a year.  Now how wierd is that subdivision going to be, everyone lives in a house that looks the same and now will be driving cars that look the same.

 Anyway - we are seeing larger and larger free options to the properties, and higher buyer agent commissions (which I don't think works).  Unfortunately, the only thing that works time and time again is repricing to the market conditions.  I understand why they don't reprice since then it makes all other units less valuable, but that may be what they need to do.

 To get traffic, you could do an open house with a bbq, door knock the neighborhood and see if they have friends and family that are looking to move into the area, call all listing agents that have sold properties in that area & price range in the last 60 days and see if they still have any buyers for that price range.  It's all about generating the showings.

A great incentive for them that does not incurr as much of a loss is an offer like 50% off all upgrades up to $100,000. Usually the builder has at least a 30% mark up already and then they are still only adding to the price of the home as well as upgrades.

Also, offering a Realtor bonus for an offer brought in by xx date. (cash, gift, vacation)

A buyer bonus for a purchase by xx date (cash, gift, vacation)

A local furniture store card for all new furniture could be arranged locally with a local company and possibly not cost the builder as much as the price of the prize.

Hold a huge event to make sure buyers know that you are willing to negotiate and sell! Bandits, newspaper ads, post cards, flyers, hourly giveaways (find a lender sponsor to help on costs).

It can be done! I hope you are able to wow them tomorrow and make some great sales out of it!

These are all great ideas... Who doesn't like the free stuff? However, many buyers will simply believe that home is overpriced by what that car lease or pool furniture is worth...

Have you considered doing a video for it and making CD's to leave at the home? I do videos for all of my listings that I post on You Tube - I have had a great response getting the video seen by many people and my ranking for those subdivisions has been tremendous. I make CD's to leave at the home of the video for buyers to take along with them instead of just a flyer. Just a thought.

I have become involved with a friend of mine in promoting a cutting edge marketing tool. It is a mini CD that the agent customizes for listings. I am sure most are thinking BIG deal. BUT the unique feature of this CD is the technology on it. The CD allows you to add as many hyperlinks as you would like driving whoever is looking at the CD to your website. If your website has an MLS search feature on it; the buyer if not interested in the home or homes on the CD can get to your website through the CD with the hyperlink(s) you have added and use your search feature in turn contacting you to see a different listing. Sellers LOVE this CD. The face of the CD can have any type of customized artwork you would like on it from your photo and your logo to a photo of the area. On the inside of the CD it opens like a photo album on the left side is the agents photo, logo, and contact information (basically a business card type format) on the right side are the photos of the home. The CD has music to choose from to play during the slide show. I have currently landed a development and they are thrilled with the CD. They are moving towards the Green aspect and like the idea of using the CD and not as much paper to hand out to potential buyers coming into the model home. The CD can also be given out at Open Houses, networking opportunities, clients you run into while you are out--use it like a business card but get a two for one opportunity to show off your listings and the latest marketing tool that boosts your business! I saw your idea about Mini CD's and having links, photos and other cool stuff.  I find myself in the same situation as the original poster.  I too need excellent ideas to market some property and after reading your comments, I thought " This might be a great idea!

Can you tell me more about the 'Mini' cd's and where to get them?  I would appreciated any help.
