Information when Listing Your House

Sharing the following information with you of what to expect when Listing a home on th Multiple Listing Service: 

APPOINTMENTS - All appointments for showings will be made through our office and/or CSS (Centralized Showing Systems company). Our phones are answered 24 hours a day by an associate/message center that can give information on your home. We want to maintain an adequate supply of "picture graphics" at your home and would very much appreciate your notifying us when the supply gets low.

SHOWINGS- The marketing of your home is a cooperative effort between every member of your family and our team. In making appointments, every effort is made to follow the instructions, particularly in regard to security systems. For those of you who have an answering machine, CSS will leave a message as to the time your home will be shown. If you do not have an answering machine, and you have been away during the day, it might be well to check with CSS (817.858.0055) to determine if an evening appointment has been made during your absence. You will receive a complimentary update from CSS with feedback from the agent showing the home.

KEYBOX - Keyboxes are the best marketing tool in today's market. The keybox, which is attached to your property, holds the key to your home and can be put on your front door or other convenient location. In order for an agent to gain access to this keybox, one must be a member of the North Texas Real Estate Information Systems, Inc. Multiple Listing Service and have a special security pin card that must be updated monthly. This system electronically records the name of each agent, his or her company name, and date and time the agent previews or shows your home.

A large percentage of agents now have mobile phones and will occasionally request a showing while they are sitting in front of your home. If you are not at home, the showing will be accomplished immediately through the use of the keybox. If you are at home, you certainly have no obligation to say "come right in" - and we don't expect this of you. You have the right of reasonable notice, and it is very appropriate for you to ask for a few minutes to tidy up, finish our shower, your dinner, etc. Chances are the REALTOR® has a few minutes to spend driving the neighborhood until you are ready for the showing.

   If an agent has left lights on, a door unlocked, the cat or dog let out, we need to know. Please call this to our attention. You can transfer your concern to the showing agent, as well as to a prospective buyer, by placing a note in a prominent place regarding locking doors, don't let the cat out, leaving lights on, etc. We endeavor to secure all property carefully and are constantly reminded that we are guests in your home and have a responsibility to care for its safety.

YARD SIGNS - Our yard sign is very important as a marketing tool. We will try to keep our swingers attached, but sometimes the swinger becomes detached, so call us, and we will come by and secure it. The same procedure should be followed if you have an information tube place on the for sale sign.

SWIMMING POOL AND SPAS - In accordance with City Ordinances, swimming pools and spas, to be in compliance, must have at least a fence around the pool and all gate entries to the pool area must be self-locking. A copy of our company policy regarding pools, spas, etc. is part of our listing procedure. Each City in the Metroplex may vary regarding compliance. Please be sure to familiarize with your area ordinances.

AWAY FROM HOME - Please leave information with your listing associate when you are going to be away for several days. Who knows, that could be just the time when we have an offer for you. Please advise us of any special arrangements you have made. For example, house sitter, pet care, yard care, etc.

RESIDENTIAL SERVICE CONTRACT - In a listing packet, there will be an information sheet with Residential Service Contract companies' phone numbers. Residential Service Contracts are an option for sellers, as well as for buyers. Please review and make the arrangements if you are interested in coverage during the listing period. Associates are not allowed to ‘select' a particular company, and please be aware that we are not paid any fees or referrals from these companies.

SELLER'S DISCLOSURE NOTICE- We are required to comply with obtaining information from sellers regarding their knowledge of the condition of their property. This became "Mandatory State Law" effective 1/1/94. It is also required that any information regarding prior structure, foundation, or any special treatments (inspections, reports, etc.) be furnished along with the "Seller's Disclosure Notice."

CONTRACT FOR SALE- When you receive an offer on your property, we will go over all contract forms with you. It is our responsibility to present any offer received, regardless of the price and terms of the offer. We cannot refuse to present an offer.

 Thank you for your help in marketing your home! Together, we will change that "FOR SALE" sign to "SOLD."
