As part of my continuing series, I am moving up the ladder a bit more this week to $400,000, in order to demonstrate the awesome values to be found in and around the Austin, Texas area

Here are a few current Austin-area listings that can be yours for $400,000 (or less):

Wow Jason!  Maybe I should move to Austin and join your brokerage.  My 2 bedroom 2 bath, 1405 square foot condo is in this price category here.  We could sell it for about $345,000 and have a mansion down there in Austin!!

Jason, thanks for asking about us down here.  The market seems to be about the same as most of the rest of the country, except we have other post-Katrina issues layered on top of the slowdown.  The cost of insurance is proving to be a huge factor in getting some homes sold.  Prices have more than tripled in some areas for homeowner's coverage, and when your monthly premium is the same as your house note, it's not a great incentive to buy.  Add that to a record number of homes on the market and diminished population, and I'd say it's going to take us awhile.  That being said, I always invite everyone to come down and visit.  We are very tourist dependent and visitors are the best economic support we can have!

LISA - That does sound like a challenge.  I was thinking especially of the prospect of insurance premiums being that high.  It sounds terrible.  I always liked visiting New Orleans - I have been three or four times, but not in years.  Thanks for stopping back by to answer my question.  I hope the market picks up for you over the next few months!  Thanks also for reading and commenting on my blog regularly.  I really appreciate it!

It looks like your prices are in line with our higher end homes. Those are definitely on the high end for us and it's hard to get much higher than about $110/sf in our best areas. Nice post. It's like that show, "What can $400K buy you in...".

ANDREW - That is interesting to hear.  I haven't seen that show, but I think I have heard of it.  You should consider doing something similar for your area, especially since it sounds very affordable.

Hello - It really depends on the size and age of the home.  It starts around $650,000 or so, but for a nice home on the lake it would probably cost at least $2 million or more these days.  Were you interested in finding a waterfront place?
