March for most Realtors and a lot of Buyers in Minnesota marked the start of the busy buying season. Right now I am getting at 50% of the house that are being requested for showing as being mark Active with accepted offer. My feeling is that April will be no different!
Right now is a good time to get your home listed at good price. A good price to me is something that is competitive with the short sales and foreclosure listings but hopefully a little higher if your a regular seller simply based on the fact that your home is clean and shows much better!
It sounds like April is going to be a big listing month for me. Not sure exactly how many homes I will be listing but my feeling is between 5 and 7. I like the chances of these homes selling because the inventory seems to be "normal" right now.
Sure you have a lot of homes on the market but some are overpriced. When you take a snap shot of the homes that are priced reasonably or better its a "normal" market. The prices and interest rates are in favor of the buyer, but by normal I mean you can expect that the home will sell in about 30 days or less when appropriated priced and marketed.
I am looking forward to the heart of the "busy season" in April where a little more of my attention turn to listings for a month.
