Foxcroft Subdivision Real Estate Market Report First Quarter 2011

The numbers are in for the Foxcroft subdivision on the west side of aurora for the first quarter of 2011. Foxcroft is located on the corner of Sullivan and Edgelawn and backs up to some open space on the west side. Foxcroft is a master-planned community and contains a mix of detached single-family homes, carriage homes, condos and townhomes.

The detached single family homes market in Foxcroft was rather stagnant in the first quarter of 2011. Only one property sold as a foreclosure:

There were 7 properties on the market including 2 under contract as short sales:

$99900 - 1530 BRIGHTON CIR
$128500 - 1320 N FOXCROFT DR
$139950 - 1545 FOXCROFT DR
$149900 - 1959 ASHWOOD LN
$185900 - 1470 Walden CIR
$99900 - 1855 WALDEN CIR
$100000 - 1300 ELDER DR

This is a pretty low absorbtion rate although the two that are under contract as short sales are promising.

The attached single family home statistics aren't much any better. For the purpose of this report, I'm going to consider all of the attached-style homes in the same group even though there are definately three distinct types. In the first quarter, only one property sold:

On the other hand, there were 11 properties on the market with three of those under contract:

The sales data in Foxcroft shows that we still have a ways to go in this market.
