The Ultimate Pre-Listing Kit by Jeff Dowler, CRS, Solutions Real EstateI suppose that sounds arrogant, but I think a strong pre-listing kit for sellers is a good thing to have.

And since many REALTORS don't seem to use one, there is that competitive advantage if you provide one to prospective sellers 

Other reasons to share a Pre-Listing Kit up front are that it can answer a ton of questions that sellers often have when trying to decide which agent to use, marketing their home, determining the appropriate market positioning, and the sales process in general. That can be a huge time saver so you can focus on the real issues at hand in your listing discussion. 

Putting a Pre-listing Kit together also enables you to think more concisely about what information really is useful, and essential for sellers to have during the process.

And you will learn a few things too by gathering information that you use in your kit. 

And you don't have to recreate something each time you are planning a listing presentation.
