In the past three months we have seen the homes for sale in Belmont's Hallmark area really take off. Homes in this area have been selling quickly, and some are selling with multiple offers, and over asking price. It seems that buyers who have been on the fence are no longer waiting, and are aggressively searching for their new home. Moving further into the spring market we should continue to see the activity in this desirablearea increase. With Hallmark's beautiful homes, views, biking/walking trails, there is a whole lot about this area that makes it Belmont's hot spot.

Here is a quick overview of what the activity has been like for the past three months in this area. There is one active listing right now 2445 Hallmark Dr. listed at $1,398,000. Two listings are pending right now; 2804 Hallmark Dr. $1,088,000 and 2707 Hallmark Dr. $1,049,500. Both of these went pending after only 7 days on the market. Four homes for sale have closed escrow in the past three months with the most impressive being 2835 Wemberly Drive which closed at $1,900,000. This is the most expensive home for sale to close in this area since 2005 when another home closed escrow at the same price. The three other homes that closed escrow in the past 90 days all have sold over the asking price; 2856 Wakefield Listed at $1,299,000 sold at $1,315,000, 10 Highlands Ct. listed at 1,249,000 sold at $1,250,000, 19 Wakefield Ct. listed at $1,149,000 sold at 1,205,000.

I think it's safe to say that the spring market has arrived! Homes for sale that are priced well and presented properly are selling quickly and in some cases are selling over the asking price.
