Recently, I listed a home in League City that had flowering clover in the front yard. This is an ugly weed in a suburban lawn - a sign of an unkempt yard. So I ask you -- good first impression or great first impression?
There are many things that a home seller can do to add value to their home. I call it Exterior Home Staging. Money and time spent on the exterior is well worth it. You have to make a list of priorities with a local Realtor that knows the market because ways to add value to your home in Clear Lake, Texas and League City, Texas are vastly different than Timbuktu. Further, I can tell you as Realtor practicing in the South East Houston Suburbs, that the improvements a seller should make in two adjacent neighborhoods can be very different. Here's an example:
Homes in a neighborhood with homes aging 7 years old or newer don't typically need to worry about the condition of the roof, electrical systems, plumbing, or heating/cooling systems. One of the best ways to add value is to increase showings with curb appeal and creating a backyard oasis. These can easily be done on any budget.
Now, the neighborhood next door might be 30 years old. In this case, adding double-paned windows or replacing a roof might be the #1 priority. However, landscaping, paint, and fence repairs will be additional important improvements that will be easily noticed.
