When a buyer calls for an inspection of a property as part of the sales contract, he or she might not be aware of just how important a tool this process is.
Inspection answers questions about the structural stabilty of a home, and the functional integrity of the mechanical and physical systems. But, just as importantly, inspection provides a tool for each side to negotiate a proper sales price. If the HVAC system is not operating properly, it can be shown in the sales price, or repairs can be called for before closing. Each system will be examined, and if there are multiple issue, one may want to look elsewhere, or just drastically reduce the price to reflect condition.
Seldom is an issue irrepairable. The only issues that may be cost prohibitive are extensive termite damage or severe moisture intrusion that has set up a potential mold situation.
Both the seller and the buyer can use inspections to their advantage. If a home has nearly no issues, it will most likely sell at or near list price. If it has multiple issues however, their can be a grat bargain at hand for a buyer with repair skills.
Regardless, it is always a good idea to have everyone examine the repairs, and sign off on them in the repair addendum. This prevents legal issues down the road. So, use the inspection process to your advantage, and good selling!
