Sorry Mr Buyer I Won't Show You Property Today - You're Not Qualifed To Buy!

Yes, I have an obligation to my sellers to show you their home, but we have one rule:Qualified buyers in Springfield Missouri

1.  You must be qualifed by a lender.

OR

2.  You're paying cash.

When sellers hire me to sell their home, they want it shown to as many people as they can.........that is, qualified buyers prepared to buy a home before entering their home.

Getting qualified to buy doesn't take long.  The lender just needs to know your monthly income and expenses.   PS...we have several lenders that can help you.  Depending on your credit, you can buy (still in today's market)with 100% financing. 

Of course, cash is king!  To add extra points when you write an offer is to have your bank write a letter stating your funds are available.  If you are looking to buy a HUD home, you will need a letter.

You are so right!  It's not about rejecting buyers.....we have an obligation to sellers as well to NOT drag random strangers through their homes!

Kay, We'll show the first one "free"....but after that, preapproval letter required.  Showed someone a home a few weeks ago, they said they were working on getting preapproved.  They called two weeks later and left a message about seeing a 2nd one.  Called back, no answer, restated need to have them get qualified before showing any more homes.  POOF!!  And never heard from again...and that's just fine.  If you can't offer on a home, there is ZERO point in looking.

I have a rule about working with buyers and that is they need to be pre-approved. Why waste both our times!
