Don't Leave Large Spaces to Buyer's Imagination

When our Portland Home Staging company prepares a staging plan for a potential property, we typically focus on the impact spaces - the living room, dining room, kitchen, master bedroom, and bathrooms. We sometimes add options for additional spaces such as offices, extra bedrooms, and bonus rooms. It is not generally necessary to stage every room in a vacant house in order to convey the look and feel that will draw in the potential buyer. However, every property is unique...

We recently staged a large home in Newberg, OR that had a massive family room on the upper level. The seller was concerned that the room was so large buyers may be overwhelmed and not know what to do with it, so they opted to have it staged. The challenge was creating enough spaces that showed the diversity of the room while at the same time, appealing to a family where they could all hang out.

Here is what the room looked like empty:

Not only was there one huge space, but there were also two large nooks that many buyers would not know what to do with. Our goal is to help buyers connect to a space so they can envision how to live there. We don't want them asking questions, but visualizing how they could live in the space.

We anchored the room with a sectional and tv. We also wanted to draw the eye to the corner away from the house just outside the window.

On the other side of the room we installed a game table so buyers see how the space could be used. We love to use mirrors to brighten a space and this mirror has a moon which keeps the room young and not so formal.

We don't typically do vignette staging, but we also don't carry treadmills in our inventory! By using a yoga mat, exercise ball, towels, and weights it was easy to envision a workout space. We positioned the workout space in this nook so the tv would be easily visible.

Since this is a family neighborhood, we also wanted to include an area in the room where parents could see their children playing.

Karen ~ I appreciate your comments, and the blog subscription! You're right that more houses are going with these large rooms, and staging really helps buyers understand how to live in them.

Gayle ~ Thanks so much for your feedback! We love mirrors too! And those fixtures were in interesting places, but it's our job to make sense of what the builder does since that's how people will live there.

Wayne ~ Buyers do need help visualizing all types of properties, but very large spaces can be especially daunting. It's always good to connect with Realtors who are proponents of staging.

Teri ~ You are right that lifestyle merchandising is what it is all about. Simply placing a couch and tv in this vast room would not have helped buyers really see the value in the space. Staging truly does add value that can be seen!

Sharon ~ It's actually one of the first children's areas that we've done. We also did a girl's bedroom which we'll post in a few days. And then staged a house last week with more kids bedrooms. It seems to be what Realtors are looking for in kid friendly neighborhoods. We say bring it on!

Excellent ideas for the space David. I recently had the same design layout in a house. Makes you wonder what the architect was thinking when designing the space doesn't it? Looks interesting from the exterior but what the heck do you use the inside for? Well now your buyers know because you took the time to show them. Kudos to you for another job well done.

You have proven a huge point.  Many times the agents are not sure how to create a vision for a space, and the  buyer's are intimidated about whether the space will work for them.  You take alot of the guess work out of buying. 

I bet the image of the house created alot of interest.

Heather ~ Thanks. Creating those separate living areas in one space is what the buyers really needed help with.

Liz ~ Many Realtors said it was the best staging they had seen, and I think due in part to what you mentioned. Creating a vision in a large empty space is very difficult for most, which is another reason why sellers should call in stagers!
