Why is my House NOT Selling?

 

There may be several things that prevent a home selling in the time expected

by the home owner.   Let's take a look at some of the major factors in order of importance:                    **** WARNING if you are a home seller you may not like some of the facts you are about to read ****

 

1) PRICE,  a home will only sell for the price that the market will bear, in other words, it doesn't matter what you need or want for your house.  If a buyer isn't willing to pay that price there is nothing your realtor can do unless you are willing to reduce your expectations.  You need to listen to your realtor that's why you hired him/her.

 

2) CONDITION:  If your home is unkept or in poor condition, don't expect it to sell quickly. Your Realtor will advise you on what needs to be done on the home to make it more salable.  I have heard "But we still have to live here".   Well, how long do you want to live there, forever then take it off the market otherwise listen to your Realtor.

 

3) LOCATION:  Where your home is located will affect its price positively or negatively, Just because you were OK with living beside that Freeway it doesn't mean anyone else will.  Be prepared to reduce your price according to it's location.  But, only if you want to sell otherwise let your realtor know he/she are wasting their marketing money 'cause your not serious.

 

You hired a Realtor, because they work with Real Estate every day, work at Buying and Selling of homes daily and are experts at what they do.  So why do you think that your brother-in-law that sold a house ONCE, knows better than your Realtor?

 

Listen and follow the advise of the professional you hired or do it yourself with the help of your brother-in-law, after all he has sells one house every 2 to 7 years not 24 or more every year.

 

 Location, Location , Location is a phrase that has often been related to Real Estate.  When the truth is Price, Price, Price.  Any property will sell for the right price Jo matter of condition or location, and who knows this best your Realtor.

Now, if the first item had NOT been price, that might be grounds, but you got that one correct.

When I sold my house back in May in Illinois, it was on the market for close to 1 year. 

There was some things that needed to be done to the house that I didn't realize so listening

to your Realtor on what is needed to sell is a great idea.  Other people can see things that you

don't

Bill - it sounds like you've had some un-cooperative clients lately! I agree - price is the factor. If people don't want to clean house, it can still sell, but the price has to come down. The same if the location is bad.

Billy, you are so right!  Price is the number one factor.  Being realistic based on condition, location, market conditions and comparble sales all determine the listing price.

Ask your agent for DOM for the area, too, and see if others that are similar are selling or not.

You cant't change the location, and you may not have the money to chage the condition, but a lower price will move it.

I agree on the price and condition issue as well. However, I've never considered location as a "why didn't my home sell" issue. There is a buyer for every home out there. Location will definitely make the sale harder, but it will sell for the right price. The third factor of why the home didn't sell is Marketing. Price, Condition, Marketing. If the price is right, the location shouldn't matter. If the price is right, condition shouldn't matter (thus all the REO and Short Sales). Without marketing though, no one knows the price. :)

PRICE, PRICE, PRICE - I am with Brian. . . the location affects price (and you can't change it) and the condition affects price (ones you can't change - steep driveway, and ones you may not have the finances to change. . . ) so it comes down to price.
