Well here are the numbers they have just rolled in! Oh my! For the month of March 2011:

130 Homes sold in Casa Grande which is up from:

91 Homes sold in Casa Grande in February for a walloping:

30% one month increase in Sales! Holy guacamole!!!

In the last quarter the Foreclosure inventory has been cut in half and as of today there are only 387 total homes for sale in Casa Grande of which 147 of them are those fun and fangalized short-sales! We at Top 5 Real Estate like to call him "long-slow-as-molasses-only-about-25%-of-them-actually-sell-sales." So if you want to mess around with that red tape, yellow tape, or whatever kind of tape you want to call it in that so-called ho-hum-watch-the-paint-dry deal of a short-sale, by all means please use another group, 'cuz we ain't messing with 'em! Sorry, that's just the honest truth of the matter. We deal in things that we call A.D.D's (actual doable deals). Sorry to all the short sale specialists who are doing their dangdest to move the product in hopes that the thing doesn't slip into auction while you're sleeping. Uh What!?

Buyer's Market Indeed!

Come on now! The Phoenix Valley experienced its best one month total sales of over 10,000 homes sold in March! This number has not been touched since maybe somewhere in 2005! I don't even know. I am trying to figure out when was the last time we hit 10,000 homes sold! 

I love it when someone comes up to me and tells me in their most expert and all-knowing voice: "You know, this is a strong buyers' market and values are going to keep on slipping," and then I reply: "Where?" Exactly where are you talking about? Are you talking about Casa Grande, Arizona? Or are you talking about San Francisco? Or Nevada? Or Omaha? Exactly where is this buyers' market? And then I start dropping the statistical data on MY market and the eyes get big and the ears really start to prick up. Nobody comes into my house and tells me what kind of market it is unless they can back it up with evidence. "Oh the landslide is a coming!" Oh is it now? I mean how many homes do you think even exist in Casa Grande? 1 million? Come on now! There are only like 13000 homes that are even around here. Please! Don't tell me there is some landslide of foreclosures that are going to engulf us like a tsunami here in Casa Grande! Pure hogwash!

So, go ahead y'all and listen to the news. Let them lull you into thinking this is a buyers' market. As for me and my buyers, we are not going to be so fooled. We do not care what the list price is, which is some sticker some human agent or human seller somehow determined to be based on some statistics that might possibly be some outdated number. The market shifts quickly and silently and only those who are in the midst of it, those who are in tuned with it, by running the numbers (CURRENT) and putting ink on contracts, truly know what kind of market we're in.

As for Texas, New York, California, etc. I don't really know. As for my area of Pinal County which includes the likes of Maricopa, Casa Grande, and Queen Creek, I give you all a chance to understand the meaning behind my wink wink when I tell you that this market here is not like any other in the United States. And that this here market of ours in Casa Grande, Arizona is, in my truest definition as I can muster up, a Seller's Market.

Now maybe Monday that all will change and then Casa Grande subsides into a neutral or a buyer's market again, but who is the best source to be able to give you that most important information? Yes you got it. The local area experts, which we are! And not the news which is 6 months behind!
