Yes I Still Make My Own Appointments!

One reason....  It is my way of servicing my clients and staying in touch.

Had an agent email me at 1:00 AM wanting to show one of my listings at 10AM, this same day!

When I checked the email...it was still  too early to call the seller. Before 8:00 am the agent calls, asking for the 10:00 AM showing. 

I was able to reach the seller but could not arrange the showing until 12noon. That was not acceptable to this agent. "I have lot of  showings."

Out of curiosity, I asked how many. To my surprise...she said, " twenty". So today she will only show 19!

If this property was on central showings, neither the email or the phone would have been answered.

We have to be flexible..there are real people living in the homes I represent.

Some agents feel that properties need to be on a   Lockbox...and available 24/7.  We are NOT talking about vacant homes!

 

If an agent is showing 19 homes and has a very narrow window and doesn't  make her needs known until the last minute...yes the house may not be shown.

Common sense prevails....but common sense is not so common.

Margaret:  I did read that comment before I made mine.  My opinion is for me... and what works for me.  Also... scheduling appointments two days in advance.  I think some sellers would not accept that... nor would some listing agents.  Again, this depends on the property and the price range, and how actively that individual home is being shown.

As far as lockboxes on my listings... I have an electronic blue Supra box on every home.  In the DFW market area, we use CSS... Centralized Showing Service... and yes, it is an 8AM to 8PM service.  The showing agent calls them, and they call the seller.  The Supra box electronically records each time someone uses the box to enter the home, so it will not be shown without my knowledge.

Thanks Margaret -It seems that agents don't give buyers enough credit for being able to keep track of things.  Yes, homes start looking alike, but the way I work it with my buyers is that they completely forget about the homes they have no interest in, and I've never had a buyer "forget" about the homes that they love.  It just ends up that the ones they don't blur together and the ones they do they remember.  And if they can't remember all the details of a few favorites we alwayd can go back to them so they can make their final decision. 

I don't do it every day, and if I did I probably would need to be fitted for a straight jacket, but it also ends up being a great way to know clients - spending the day with them, driving around together, stopping for lunch together and talking the whole day through. It's not so bad as a lot of agents make it out to be.

Karen Anne - why would a seller or a listing agent not accept an appointment made two days in advance?  I know I'm not in your area, but I have never experienced that being a problem and can't imagine why it would be?

Kasey in #27:  Because in my market, there would be a great chance that in that two-day time period, there might have been an offer made and accepted... and chasing down that agent to cancel the appointment could get confusing.

Now... if it were a property that wasn't getting many showings, then of course a two-day in advance showing appoinment would be fine.  There are parts of our Fort Worth market... quite a few neighborhoods... that are pretty "hot."

Margaret:  The commentors on my blog posts all know that they are not only free to discuss things with other commentors, but are encouraged to do so.  It creates a wonderful running dialogue in the comment thread, and makes it more interesting for everyone.

Margaret:

20 homes are way too many to show a buyer in a day.  They will not be able to take in that many homes and remember any of them.  Not a good idea.  Of course with an IPad they would be able to take pictures of the homes they line and keep notes about each property.  But still 20 is too many to see in one day.

Evelyn, Showing 20 homes at a time with no preparation is not the way to do business. Sorry but sometimes it is ok to miss a showing.
