The city of South Pasadena is sometimes known as "Tree City".  Here tree-lined streets with character homes stand in for commercials, television shows, movies and print media for Anywhere, America.   Homes in the Altos de Monterey or Old Altos areas often offer spectacular views and a more contemporary flair.   Along Mission Street you will find unique shopping and dining as well as Mission Station for the Gold Line Light Rail system.    Condominiums and townhomes blend seamlessly throughout the city which features it owns Police and Fire departments, a well-regarded recreation program, unique shopping and dining, excellent public library and the award winning South Pasadena school district.

There are currently 34 single family homes on the market for sale in South Pasadena.  They range in price from $469,000(a two bedroom short sale on Magnolia) to $1,900,000(Columbia).  The median list price for all homes is $822,000.  22 homes are in escrow with ten of those in back-up status and twelve in pending(typically all contingencies have been removed).   In March 2011, there were seven home sales.  They ranged in sales price from $650,000(Monterey Road) to $1,300,000(Diamond Avenue) with a median sales price of $890,000.   March 2010 sales results were eight sales ranging in price from $660,000 to $1,900,000 and a median sales price of $926,500.

For first quarter of 2011, single family sales totaled 23 properties ranging from $461,500(Collis Avenue) to $2,300,000(Edgewood).  The number was equal to first quarter 2010 where the 23 homes ranged in price from $522,800 to $1,900,000.  2011 first quarter median price is $860,000 vs $805,000 in 2010.

Jeffrey -- when looking at small communities with low turnover, it's somtimes difficult to judge where one or two sales can certainly skew numbers.   The overall feeling is optmisitic while the biggest issue is the lack of inventory of homes on the market.  Homeowners with equity may be in a very powerful position because of this inventory level, high demand and still favorable interest rates.
