Tenants don't think twice about running to a legal aid attorney no matter how delinquent they've been. It has cost property owners a bundle.
If you don’t file that Three Day Notice in a timely way; if you don’t write up the lease to include clauses that property managers have crafted over decades of mistakes; if you don’t handle the tenant in just the “right way”; you’ll be spending time in Small Claims Court, or worse, Superior Court.

Please! Do yourself a favor. Just like you advise your prospective sellers to hire a professional agent, I am advising you to hire a professional property manager to rent that property out.
