Buyers - don't wait too long because you snooze, you lose!!!

I've had 2 clients hem and haw lately about properties they liked and then lost because they didn't take my advice. I let my clients know when new properties come on the market and that if they are priced properly, have all the bells and whistles the client wants, and is in their perfect location, well then, let's go!

I'm not going to show them dumps, priced improperly, and next to the railroad track when that is the complete opposite of what they asked me to find for them! I'm not going to alert them unless it fits their criteria as next to perfect as I can get for them! I'm not going to want to waste their time, my time, and the seller's time showing properties that isn't in their sights.

So when my client says, well let's look at it next weekend and this is Sunday and it just showed up in the multi-list, you are not gonna be happy by Friday - I can pretty much guarantee that too!

You know me well enough to know that I want to find the best property in value and emotion that I can for you. I feel sooooo bad when you do get to tour a property and then say, we'll think about it, and I'm saying don't think about it for longer than 24 hrs because that may be pushing it, and then say 2 weeks later, how about that house we saw a few weeks ago....we want to put an offer in on that one. Well, too late - someone signed a no-contingency contract last week. My heart breaks - I feel like I've let them down when logically I know I didn't.

I know we can't make our clients do anything they don't want to do and that's not what I'm saying.....all I'm saying is after I've given you my professional opinion on the market that we are currently in, and you have come to know the type of agent that I am (I work diligently for you), listen to me!!! That's why I am a paid professional - I do know what I'm talking about - that's why you came to me!! Don't snooze and lose and make me cry!

That's one of the downsides to working with the general public, very wishy-washy and quick to back out of a deal.

Hi Jeffry - I haven't been looking at it as a downside, I think first-timers sometimes think that if they hold out and wish upon a star, the property will be available for them! I agree that there will be those wishy-washy, deal backer-outers - to me, all clients are suspect until they are at the closing table!
