10 Things Sellers Don't Like

Do any of these fit you? Bet they do, like it or not.

Things Sellers Don't Like...and they make you throw up your hands

*       *       *       *       *

Being told their home is worth less than what they need or hope for

Being told their home is cluttered and needs to be cleaned up and/or depersonalized

Being asked to take care of deferred maintenance 

Agents who make appointments and don't show up 

Agents who don't follow showing instructions 

Buyers who make low ball offers (however you define it) 

Buyers who nitpick about every inspection item 

Their home falling out of escrow 

Their home being rejected by the market 

Listing Agents who don't communicate

Of course the list is likely longer, and these don't necessarily apply to everyone. But who wouldn't expect a seller to not like these things. Been there, done that! 

But like it or not, it's reality.

I would think that communication would be one of the biggies. Agents who don't communicate with the sellers are like pouring oil on a fire and waiting for the explosion!

LOL @ comment #1.  The cluttered comment is often necessary and generally you can tell it is bothersome.  The key is to communicating it in a way that fits their personality. Sometime I use humor. Sometimes I stress that its not about what they like, its about what the buyer likes, it just depends on the personalities I am working with.  But it has to happen or we aren't doing our jobs.

Call in a local home stager to let them hear it from a 3rd party that they need to de-clutter...or "edit" out...and CLEAN the place.  I agree with Patricia #19.....dirty house, filthy carpet and they want ME to take off MY shoes.  That's why I keep booties in my car!

I couldn't disagree with any of your selections Jeff.  Listing agents that do not communicate exist?  C'mon... I thought they went extinct with the Dodo bird.

OMG last September I was this unfortunately: 

Agents who don't follow showing instructions

We have so many vacant homes that somehow I glossed over the fact that it was occupied - the agent was the owner also!!

It seems these strike a chord with a number of people. No doubt we have all been remiss at least once on some of these issues.

And obviously sellers NEED to be told the truth about their home vis-a-vis marketing in today economy. Clutter and deferred maintenance can really make a big difference, in a negative way.

Hi Jeff - Like it or not, Some of these things will have to be done if the home is to sell for the best price.  Others might be avoidable, but all of them are things that will make many sellers groan.

Pat sent me over. My pet peeve is when an agent allows his buyers to leave a mess behind after viewing a property. Once it was peanut and sunflower seeds all over the driveway. And the plastic bag they came in!
