A Realtor Who Refuses To Work On Sunday Is Like A Nurse Who Hates Blood!

What good is a Sailor who hates the water? Why would someone be a nurse when the sight of blood turns their stomach? I don't understand Realtors who refuse to work on Sunday. I "tried" to submit an offer today, but wasn't able to reach the listing agent. My buyer had "very specific" questions that he wanted the answers to PRIOR to making an offer. I should add that my buyer is leaving town tomorrow and won't be back for 2 weeks.

This seller missed out on an offer because her Listing Agent.... "doesnt' work on Sunday's."

I get family, observation of the Sabbath and so forth. I really do. But how hard is it to answer your phone? How long would it take to handle a critical phone call that shouldn't take more than 5 minutes of your day?


Pro football is played on Sunday, not Tuesday.


Buyers are most active ON THE WEEKEND. A seller deserves to have an agent who is readily available SEVEN days a week to, at the very least, accept and return crucial phone calls.

Leslie- Comment #81- you can check our stats, we certainly have way more than 5 closings a year.:) I do not think that is a fair assumption to make. I was a top producer at 80% of the companies I have worked for and never worked a Sunday. We are blessed, very blessed. And also, the number of closings are relative to your markets- so we have an agent here who only sells homes over 3 Million so she sells about 8 of those a year. I would do that over selling 10 houses at 100K in a week.

I think life is simpler in rural areas with poor cell service. If you don't answer here, people just assume that you're "out of range" somewhere. You might be showing property out of town - or you might be at the grocery store!

Of course, that doesn't excuse not returning calls for days at a time.

Although I'm no longer in your business, I was for many years. And I agree - buyers are most active on the week-end. Especially the ones who have jobs that keep them busy during the week.

I agree with you about the comparison to doctors and lawyers - I think it's silly. There's no comparison in the years of education required, not to mention the number of dollars invested in that education.

And... while Realtors do have to do continuing education - so do doctors. I don't know about requirements, but I imagine lawyers need to keep up with changes in laws, too.

Professionals are not order takers but posses excellent communication skills and are fearless leaders. They market to discriminating clients that fit their client profile and with their experience and knowledge are performing their tasks almost without exception during regular working hours, Monday thru Friday.

Your opinion that RE agents should be available whenever you want to contact them, because you do, is a matter of choice, isn't it? The question before your rant about being available is who's choice is it?

Last night as my phone rang at 6:30 pm, my thoughts were "I miss the days when people honored the dinner hour".  Yes - our clients contact as early as 6:00 in the morning to 11:00 at night - rarely are the issues so critical that they cannot wait until normal business hours, but yes - I usually do respond.  But is it really necessary?  My regular clients know that I prefer not to work Sundays, but that yes, I do make exceptions when it is really necessary.

Most of our staging jobs are last minute, do it asap -- but recently we were hired by a man who asked us not to do any of the work on his job on Sunday.  He said he avoided working or causing others to work on Sunday.  Refreshing attitude and truely living his conviction of setting aside a day for religious reasons.

Structuring your business so you run the business rather than letting it run you in key to balance and long term success.

As has been said earlier, it would be a good idea to specify your working days or hours up front in the listing presentation or the buyers' agency agreement.

But somehow I doubt if all agents would be willing to do this.

I've got to go with the minority here. I hardly ever work on Sundays, and here's why. 

I am in my office prospecting for business at 8 am Monday through Friday and on two Saturdays a month. I go on appointments during the week, and sometimes don't get home until 9 or 10 pm. 

I need a day off.

If you call me with an offer on Sunday, I will ask you to email or fax it to me, and I will present it to my clients on Monday. If you have questions that can't wait, I'll return your call, but I find that most of the time, the question could wait until the next day.

For example, Greg, you said your clients were going out of town for two weeks. Don't they have a cell phone? Don't they have access to email?

If they're really serious about the home, you can get their questions answered the next day, and email a contract to them wherever they are ... or you could use docusign or a similar service. 

Either way, I don't see the urgency here, where your question has to be answered immediately.

What I find -- and I'm not saying this is the case with you -- is that agents who work all day and night Saturday and Sunday don't work a whole lot Monday through Friday.

And I'll raise another question: What about the calls and emails I get at 7, 8, 9, 10, or even 11 at night? Do I need to answer the phone at 10:30, or respond to that email an agent sent me looking to set up a showing for 10 the next morning, even though the listing clearly asks for 24-hour notice?

The reason the public expects Realtors to be at their beck and call 7 days a week is that most agents are at the public's beck and call. If more agents started keeping more normal schedules, believe me, people would still buy and sell real estate. They just wouldn't expect you to show them properties at 9 pm on a Sunday.

Greg,  When I first read your blog and many of the responses I had two thoughts.  The first one was to suggest that you call the agent's broker, explain to them that you have a bona fide offer to submit and that there were a few questions to be answered before doing so, and of course mention your inability to contact the listing agent.  I then read Robert Clarke's response, took a deep breath and pondered on what he said.  I understand that we all feel a sense of urgency when there is wet ink on the paper, but let's take a good look at the monster that has been created and not just in Real Estate. Growing up as a youngster and young adult, the banks were open from 9 AM to 4 PM on weekdays and then from 6 PM to 8PM on Thursday or Friday evenings.  This was before ATM's and drive up windows. We used checks and cash (very few credit cards and NO debit cards).  We all got our banking done!  Stores had similar hours, but were open on Saturdays as well til 9 PM.  We got our shopping done!  There were no 24 hour convenience stores, or supermarkets, let alone super box stores.  Gas stations were closed on Sundays. We never ran out of gas.  Why, because we PLANNED AHEAD!  Personal and family time is as important to your career's success as are many other things.

Ever call your Doctor after hours or on the weekend. Did he or she answer the phone, or did you leave a message and rank the severity of your need. How long did it take to get a response?  What about your attorney? Do you call them after hours and expect the phone to be answered?  What's the difference with Realtors?  Robert, explained it well.

An old adage that I have heard many times is......,"lack of planning on your part, does not constitute and emergency on my part"....I try to live this as well, if I do not plan ahead its not your fault.  I understand your sense of urgency, but maybe when you tired to call me I was walking my daughter down the aisle, or toasting my parents at their 50th wedding anniversary.  I have my clients under control, they know that I represent them well as a full time Realtor.

Good afternoon. I too had several thoughts [on both sides of the coin] for you, but Bill [#91, just above me] has done it so well !

While I have a life, a loving Wife and wonderful Son, I'm always available to answer a phone call during the weekend.

The Only time I will Not answer my phone [and that would be where You would be given the opportunity to leave me a very detailed voice-message] is when I am having a face-to-face conversation; be it with Clients, during a weekend Showing [yes, I do them too- but Only By Appointment] or at our Pool, Private Beach or Sand Bar - that's just good manors. FYI- I can also be reached on my smart phone by text and e-mail, but my question to you is; As You were not able to answer your Clients 'very specific questions' did you take any other actions to try to contact the Agent besides just calling once ?

a follow up questions would be; had you got in touch with the Agent later in the day- or Monday morning, would your Client/Buyer said 'sorry, too late... ?' and desided to buy another property [from another Agent] ~

if you are an agent and are not available because you need time off, then you should put someone in charge of your business during your absence. We all know Real Estate can be a full time job but in order for any of us to do our job well, the other agent does have to be available. Hope you got your clients into another home with an agent who was working;)

You are self-emoloyeed.  If you do not wish to work on Sundays, then get a assistant!

FYI..here in FLORIDA..after 3 P.M. ON ANY DAY is sometimes a lot to ask for!  Very frustrating!  But, works well for me and others who DO WORK!

Robert Clarke #90 Kudos to you. My sentiments as well. We are in the minority on this topic. That is fine with me. I earned my place in life and I don't have to be accountable to anyone except my family and my God. I make a very good living and I have never lost a client because I don't work on Sundays.

And to Susan #95: I would not ever hire someone who has to work for me on Sunday. I would be a major hyocrite for doing that. For my reasons that I don't work on Sundays is the same reason I could not expect someone else to work on the Sabbath. Katerina

We have been full time Realtors for over 22yrs.  About 10 years ago we stopped working on Sunday.  I thought this might negatively effect our income but it didn't.  I explain to my buyers and sellers that we don't work Sundays.  If a call is important I will take it, but if you are giving me an offer on the home on a Sunday it is going to be presented to the Seller on Monday.  If a buyer is going to go on to a different home because of this then they don't really want that home and if they are this difficult at the time of the offer, how difficult will they be at the time of the inspections....  I find it funny that in todays market I can't get agents to call me back M-F and this is a conversation about Sundays.  If you are writing an offer I will call you back with answers to your questions on a Sunday.  My buyers know that we can look M-Sat and they don't have a problem with this.  We give 110% the rest of the week.  Sundays are given to God and Family so that I am ready to face the rest of the week with renewed energy.  We have always been in the top agents in our office.  In 2009 we were in the top 50 agents in the Pheonix Metro Area out of over 27,000 active agents (not counting part time agents), Our business is 99% repeat and referral clients...I think that says alot!  Give great service and take a day off.  You, Your family (and God) is worth it! :)

I work evenings and weekends by appointment.  And in the evenings I do respond to emails and do stuff like read ActiveRain (like right now, 8:00 on a Wednesday night).  I will be available if it is an "emergency" which as many have said they typically aren't.  What I think is interesting is that a few commentors think it's terrible that a Realtor doesn't work on Sundays but then they say they take Monday or Wednesday or a different day of the week off.  Well, what if I have a buyer THOSE days?  How is that any different?  Also, I must say that I don't necessarily think that weekends are the busiest times for Realtors.  The whole world doesn't work M-F 9-5 anymore.  My clients have days and times off all over the board.  Truthfully the only times I usually have to show homes on the weekends are when I have out of state buyers coming in specifically for the weekend to look at homes.  Otherwise week days actually seem more popular for me and appointments.  Really the question to me isn't being available 24/7, in my opinion that is ridiculous and a great way to burn out or have friends and family frustrated with you.  When I first got into the business I jumped at any phone call and buyer/seller need to the detriment of relationships, but now I am much better at assessing the importantce, and also accepting lost income knowing I'm making a choice if I choose not to pick up the phone or work certain days/times.  However, I DO think it is important to have someone cover or to be able to respond within a timely manner if the call/email/text is important.  Like Lauren, #43, even though I try not to work evenings and weekends I still check emails and voicemails and deal with anything that is of utmost importance.  Also, to the people who say that answering a call doesn't take much time out of your "day off", honestly I'd beg to differe and I'd have to say that maybe for you it doesn't but you must not be that busy.  If you only get one or two phone calls a day, well, yes that isn't THAT intrusive, but very busy agents get far more emails/texts/calls than that per day.

Finally, Greg, I think you misunderstood David #10 about his comment about doctors.  What he was saying is that medical issues are typically much more important than real estate issues/questionsand even still (though it is more important) THEY don't work on weekends.

One thing I can agree with though is I do get frustrated when I don't get a call back whether it is that agent or an assistant or someone covering.

I stopped working on Sundays over a year ago because I had to designate one day out of the week to spend quality time with my family.  Mondays through Fridays are workdays for me and my husband and school for our girls.  Saturdays it's tennis, art and other activities for the girls.  So the only day left is Sunday and we cherish it immensely.  With that said, I still pick up the phone and meet with people as long as it does not take away too much time away from what's most important and dear to me.

We work 11 day shifts and then get 2 days off, sometimes 3 if we are not really busy.  We have a Team phone number that we rotate between us ever 7 days so we're not over burden with the crazy calls.  After the 2 days off I come back refreshed and ready to tackle anything.

It is a GREAT SYSTEM for us that allows us to have the 7 days coverage!!  Joy

I'm an agent who takes Sundays off to spend with my family. Showing appointments can still be made through my office and showing assist. I have 2 buyers agents who handle buyer calls. Since I've been doing this, I have to say, I've not had any issues. An agent has to have a day off where they deal with no real estate and are 100% focused on their family. It doesn't matter if it's Sunday, Monday, Tuesday or any other day of the week. The great thing with technology is even if the buyer is out of town and goes back home, they can still make an offer while they are back home and submit it. That "specific" question they needed to be answered before they submit their offer, can be answered on Monday and they can still submit their offer via email or fax. If not, then that really wasn't the house they wanted anyway.

Sundays is family day!  Arrangements can be made with a colleague to show on Sundays.  Some agents think another day of the week is better to have off.  Any day can have coverage if we are not greedy and are fortunate enought to be part of an office with a team atmosphere.

Even with a team atmosphere, this is a customer service business. If our customers need us on the evenings and weekends, we need to be accommodating.  Naturally, developing a business that facilitates this customer service would be ideal to allow for a balance of family and work life. 

But the customers always must come first!
