Make It Easy To Show and Sell Your Los Angeles Area Condo

I know I am not alone with this pet peeve.   Last week, while previewing/reviewing condominiums for an upcoming client, I came across the bane of many buyer agents --- searching for the condominium within the complex.  But first, I had to find the lockbox.   I strongly believe in previewing homes prior to showing if at all possible and this is especially true in condominiums where long hallways, common area key issues and secret passageways can make it difficult to find the individual unit. 

Now back to finding the lockbox....

Even in a smaller complex, with only one active(or pending) listing...there were multiple lockboxes.....all without any unit or agent identificiation.  So I opened each lockbox to play the "is this the one???" key that will open the unit I hope to sell my client.  Oh my, wouldn't it be easy to sell if the lockbox had been identified.  But wait---what about all those other lockboxes---there was actually a key inside one----wouldn't that off-market seller been surprised to see me?  

If you are a Realtor, how do you deal with this issue?  If you are a condo homeowner, check your complex and see the number of lockboxes --- does it match with the number of units for sale?

Kathy --- there are so many things we cannot control so making the home as easy to show with a clearly identified and easy to find lockbox so simple.

Michael,  That is so frustrating at condo complexes when there are multiple lockboxes just hanging there.  At least tape a business card to the back so the showing agent doesn't have to play "eanie, meanie, miney, mo"

Belilnda --- you are so right.  Make it easy to show and sell your properties ---- and when the unit sells, expires or is no longer available, please remove the lockbox.

One of the problems is that lock boxes are used by very many other people providing services to the buildings including, gardners, managers, plumbers and other service personnel.

Some of the keys that you might find in these boxes are for service use. Under these circumstances my suggestion would be to use a specific color or type of lock bosx that is exclusive to realtors. As of yet I have not found one. We are moving towards electronic lock boxes which will hopefully stop this type of confusion but if these boxes are made available to others outside of the industry, we will face the same problem again.

Michael, you are right there can be many reasons for there to be multiple lockboxes on a property but generally these have been the supra lockboxes and in some cases the old multacc lockboxes which were discontinued at least a decade before.   Homeowner Associations need to have standards for lockboxes as well as signs.....hmm, I see a new post developing in my mind.
