Help Please I need your opinion AppFolio , Rent Manager Property Management Software Advice

I am looking for feed back regarding property management software for companies that manage for others {Third Party Management}

We have been using Rent Manager for 3 years and have been reasonably happy. But now I am hearing that AppFolio will better serve my needs. Can anybody give me there opinions on these companies?  It is a huge decison to switch from one software to another.

Has anyone used AppFolio and left for a different program?

Dose your property management company manage by specalty or Portfolio ?  whitch way is better ?

I use PROMAS pm software which partners with HomeRentals.net....depending on the # of units you manage, REMOTE scan your rent checks and work with a bank who will pick up deposits if you don't want the scanning option * I love to spend a few hours each month to deposit my checks - NO MORE MANUAL DEPOSIT SLIPS

John,

We are looking into getting Rent Manager.

Currently using Quickbooks and need a better solution.

In hindsight would you have started with Rent Manager.

We manage 70 homes and one commerical building.

make a decision? i use appfolio and although they are simple and fast. they are light on accounting features. they are very close minded regarding the allowing other companies to integrate, and they are kind of expensive.  For instance the long awaited credit card functionality for applications... is a 20% fee.  Rediculous.  There is zero custimazation.

Buildium is almost there. They should soon have an integratoin with quickbooks online and they supposedly are actively developing an API.  

 

RentManager seems to have a lot of really helpful integrations.
