Things Buyers hate.

I was just wandering about everyones opinion on what the biggest turn off's are to buyers when they are being shown a home?

I think odors (pets, cigarette smoke, and mildew, ect..), Dogs in the yard that run up and scare people or bark, no gutters, dimly lit rooms, and the owners hanging around for the showing (and drilling the sellers with questions) are some of the top picks.

Do buyers have different "no-no's" in different parts of the country?

Some things my buyers didn't like or just felt uncomfortable with:

1) Homeless person sleeping in back room. (this theme has been repeated several different times and the details are not fit for this forum)

2) Flock of pigeons in upper floor bedroom  (house had been tied up in an estate for several years).  When we opened the door, it was like a scene from "The Birds" Listing agent never went upstairs because she was afraid,

3) Owners daughter and boyfriend having sex in her bedroom.  They were skipping school and mommy forgot to tell them there was a showing that day.  Man, that kid could run!  I never did tell mommy.

4) Blood spattered front door where police had shot 2 pitbulls which were attacking a neighbors dog the night before.  Yep, that one made the front page of the news paper and my sign was partially visible.

5) Crime scene tape.  Just doesn't go with anything. OK, I worked a redevelopment area for a while.

6) Shrines, literally the whole house is some type of religious shrine.  Just gives some buyers the willies.

7) Porn video playing on the large screen TV, well Mr Buyer was intrigued, Mrs wasn't and I didn't look for (too long).

8) Note sure if this was one a turn off for my buyers, they never said anything.  Showing a rental property and out of the bedroom the male tenants sashays out in full Drag, gown, high heels and wig, spins around and says, "Would you zip me up, hon?"

LOL, Thats got to be a joke... if not, you must really love the biz to keep going having put up with all that, what luck!

No, not a joke.  Just have to have a sense of humor in this business,  I may still have some of the pics from #4. but never included in listing brochures.  "Hey I'm the agent who will go wash down your sidewalk after dogs are shot in front of your property."

I think buyers hate it when they have a Realtor that has never been in the house becomes the tourguide and walks into the kitchen and says "this is the kitchen"
