Ibeen in the business for  10 years ...But ...I have not  seen this type of market...But I 'm not discouraged...I have been speaking to Real Estate Veteran who see this as just another day in the industry.....They-speak of the late 80's when rates where in the double digits and putting 10% or 20% was norml...They even speak of a time when listings where either picked up personally by the agent at the local MLS or it was delivered to the office...Since Mls did not use Internet it was all on paper...The old days....

 This brings to mind a comment I heard from a season veteran.He said with all of these new technologies 'vailable to Realtors of the new era...They have forgotten the fundamentals and have not perfected certain  skills they need for this market......He didn't say much else ....and stayed quite......

 They are somewhat amused to see new agents that have not been in this kind of climate..... This is the era of the professional. Nobody will survive this market if they do not have a plan and are working to become smarter,wiser and better at what they do..YOU WILL STRUGGLE A BIT IN THIS MARKET BUT LIKE RIDING A BIKE ONCE YOU GET THE HANG OF IT...IT IS EASY..

I ask the season veterans what king of advice they would give to a somewhat new agetn to this market.......What made you succeed survive times like these before.......

Hard money lending and real estate investments.

Information is key to you and your clients.  If you aren't realistic about pricing you'll spin your wheels only to have your listing expire and another agent who understands trends, timing and pricing take your expired listing and sell it.  Mike Ferry from the Mike Ferry Organization was great on our radio show.  He made some real sense of the market and what the Realtor's role is in this market.  www.thenorrisgroup.com/radio.html or search for "The Norris Group" in iTunes.

This cycle will see many real estate "professionals" (Realtos, builders, investors, and lenders) that don't understand cycles and thought this industry was "easy" disappear.  Many newbies got in the way of an upward market thinking it was their skill. This cycle is for pros willing to build relationships with knowledgeable mortgage professionals, investors, mentors, and link-minded Realtors ready to help navigate the current market.

Of course, every market is different.  California will be one of the most exciting with much opportunity for those that asks the right questions and search for the right answers.

Real estate has always had cycles. You have to learn to be a little flexible and go with the flow - listing agents will probably want to start working with buyers.

A few years ago - listings were gold - if you had a listing you were guaranteed a paycheck.  These days buyers are worth their weight in gold. One of the bright things this market brings is it will weed out all the agents who were only in this because they thought it would be fast easy money.

Real estate has always been cyclical.  And for the folks who made lots of money during the boom times...I hope they saved some of it up!

Mario, I had some one tell me the other day. So you have 20 listing but are you selling any? Well I am still closing two or so a month. They did not know how to answer me back. Stay away from the nay sayers for one. the most important is thinking of new ways to get deal done. We are doing Bond for Deeds and Owner financing. More than in the 90's. Be creative. All you need is one a month like this. Secondly, Look at buying your self rentals. People need a place to live. Good Luck. today I thought I would go play some golf but just to busy....
