online lead generators.

Do online lead generators really work?  I have scanned the internet and found countless sites stating they will deliver as many leads as I can possibly handle for a small fee.  Now, if I was able to get legitimate leads from these sites I would be more than willing to fork over my money for this service.  But, do they really work?  I have seen testimonials from people stating that they give nothing but bogus leads.  Has anyone used these before, and if so are they worth it.  If I was able to turn over at least one of these leads on even a small sale it would be worth the $50 or $100 a month that they ask for a fee.  So the question is, online lead generators?  A hassle, or a must have.

I have heard many stories about agents experiences with these lead generating folks, and there are many out there.  For the most part there stories were not good and very costly without a return on investment.

Others may have more positive info.

The rule of thumb I've always heard is that, if they are legitimate, they'd be willing to take their fee out of a portion of the funds after closing. Asking for up-front payment either means they are just selling bogus leads or they are not confident enough in the quality of their leads to put their money where their mouth is.

Micheal - There are some good lead generation companies you can depend on, and many others want to get your money.

I have heard of a great deal more horror stories than success stories.
