When Realtors Work for Sellers Without a Listing Agreement - For those who question the value Realtors bring to the table - whether they earn the commission they are paid or whether they are needed to facilitate a transaction at all, I ask that they think about this from a different perspective - the benefits of Realtors' efforts to homeowners to improve the overall local real estate market - for homes that are listed and not listed.

Anyone who has met with a Realtor regarding the possibility of listing their home has invariably been provided with information on how the agent will handle the actual listing and the resulting contract - that information being what they weigh in selecting an agent and determining the commission they will pay.

There are many who firmly believe in selling their properties themselves - that they will manage the process themselves and handle the negotiations, that decision based on the commission saved on the listing itself.

It's very understandable that sellers would consider what will be occurring during the time the home is listed and how getting a contract to the settlement table will be handled when making this decision. However, what I am talking about goes beyond the actual listing and contract period - Community advocacy that has taken place without any listing contract in place - advocacy that is going on behind the scenes.

That advocacy takes on several faces that homeowners may not think about:

-Realtors Work for Sellers Without a Listing Agreement through internet presence and marketing/advertising, providing valuable information on your community and why it is a great place to live - attracting buyers to your area. That information involves considerable time, effort, and expense on the part of Realtors providing value to the homeowner long before  the home is listed.

-The efforts of Realtors to complete sales while working with challenges of an ever changing market help to increase the number of sales in the community which eventually results in real estate market improvement that future sellers benefit from.

-Realtors are involved in the community. They belong to community and civic organizations, attend planning and zoning meetings so as to be familiar with changes that impact local real estate , participate in sponsorships for local events, and volunteer for local organizations that add to the quality of life for all who live there. That involvement allows Realtors to work in real ways to improve the entire community, not just the listing clients they serve.

So when homeowners question the value of services a Realtor provides and just what that commission pays for, it's important to think about more than just how the listing and contract process will be handled.
