Bulls have horns- cows do not!?!? That one is a bull-cow(actual word used) see the horns and that one is a cow-cow, no horns.

This is actually what I over heard a Houston Real Estate Agent telling his clients(husband & wife) one day while I was driving them around looking at Kerrville area Ranches. I coughed and sputtered and almost couldn't keep the laughter in while thinking to myself "This is the reason residential city real estate agents have no business representing buyers looking at Hill Country Ranches!" Just for the people reading this that have absolutely no background in "Bull-cows and Cow-cows"- the presence of horns or lack of horns have NO RELATION TO THE SEX OF THE ANIMAL!!! The husband knew right away that I had politely withheld from telling his Realtor that he was misinformed.

Long Story Short- If an agent doesn't know what they are doing or even talking about, they are better off not opening their mouths- Better not to say anything than to speak like an idiot. This applies for agents trying to represent clients in transaction out of their markets and in fields of real estate that they have no training on and no background in. Sooner or later it will catch up with you and could land you in court or at the very least cause an embarrassing moment.

Ricki- It really isn't funny at all, but it was hard not to laugh the agent out of my truck. I couldn't say anything for about 5 minutes without starting to laugh. I still chuckle just thinking about it.

I don't like agents from other areas wanting us to do all their work because they are unfamiliar with the area and then expecting to get paid for our work.  I just let them go show the property if at all possible.  I know ranch sales are completely different and most times you have to be there.

Ricki- I agree completely and it has been much more frequent since the economy has slowed.

Russel- I was ready to send him on a snipe hunt by the end of the day!!!
