The Oceanside real estate market has undergone many shifts and continues to evolve. This market report does not include any private sales nor manufactured or mobile housing; the numbers are derived from the MLS and are believed to be accurate but are not guaranteed.

In March 2011 there were 166 homes sold in Oceanside's 4 zip codes (92054, 92056, 92057, 92058), 35% more than last month. Here's the breakdown of overall activity.

Sales volume rose significantly over February volume; average sale prices rose as well. 

At the end of March 2011 there were 920 Oceanside homes for sale, 2% less than last month. This represents an inventory of 6 months for detached homes (down from 7.2 months in February) and 5.6 months for attached homes (down from 7.5 months) based on the current rate of sales over the last 6 months.

In March 299 Oceanside homes came on the market, an increase of 17% over February's new listings. During March the number of homes going pending (174) was just 3 more than last month.

It looks like spring market is begining in most of the states.. here in the Northeast, now that the snow is melting more properties are coming on the market and we are cautiously optimistic that the trend will continue.

Great report Jeff.  We experienced 30% or greater sales volume increase in my main areas (Foothill Ranchk, Ladera Ranch, Mission Viejo, Lake Forest and Santa Margarita) in March too!  Lake Forest was up over 80% with 76 homes sold in March vs. 42 sold in February. I like this trend!
