Big Bear Short Sales and Foreclosures (edit/delete)
In this day and age, we find ourselves in the midst of an everchanging market climate, with but few constants. Among these are the presence of Short Sales and Foreclosures(although guidlines change often). In many cases, buyers believe that the Short Sale, or Foreclosure will be the better deal in the end. In some cases they are right, and in some they are not. In a market that is primarily driven by foreclosures, resale homes have been forced to compete with foreclosure and short sale pricing scales in order to sell their homes and the resale is usually much simpler and more quickly negotiated. While in many cases, a buyer will do well on a foreclosure, one must bear in mind that foreclosures are sold "AS-IS" by the bank which holds title to the property, leaving all future liabilities on the shoulders of the purchaser should something go wrong down the road. In the case of short sales, many buyers and sellers have not been properly informed and do not understand that the short sale is a lengthy process, where in very few cases pricing has already been approved by the bank.
Staying on top of all of the changes can be overwhelming for many and it can lead to agent frustration and eventually to buyer/seller frustration as well, and a parting of ways to maintain one's sanity. There is no legitimate reason to be frustrated with a short sale if your Realtor(R) knows the process and explains it to you well. There is no substitute for a Realtor(R) who comes to the table prepared to negotiate a short sale for a client. By knowing the process, and focusing on explaining it properly to buyers and sellers much of the hassle and frustration can be eliminated and deals DO get made.
Foreclosures are a bit different from the short sale process. Pricing is pre-approved by the bank before it is listed and the purchase is generally not very difficult provided you have competent inspectors who understand that as a general rule,"Banks DO NOT make repairs." As a buyer; however, you are saddled with the burden of dealing with anything which may not have been caught by your inspector when it rears it's ugly head in the future. This is not to say that there aren't great foreclosure deals out there, because there absolutely are! You just need to be careful, and you need to have knowledgeable, diligent professionals represent you, and you need to read EVERYTHING detail for detail to properly understand what you are getting.
