What Should I Expect From a Good Real Estate Agent? Part 2.

By
Real Estate Agent with RE/MAX Gateway, Reston, Herndon, Ashburn, Sterling, Fairfax

Sago WVThanks for stopping by Part 2 of what you should look for when hiring a quality real estate to list and sell your home.

The real estate agent you should hire should be able to show you a quality marketing program with well designed brochures, individual property websites of their listings, Youtube videos of their client's properties, and many quality photos and slide-shows that they have used to promote the sale of their client's property.

Properly marketing a home takes time, effort, creativity, experience and detailed follow through all the way to the end of a successful settlement where the money gets put in your hand.

The fees of people who provide top level service are generally the same Sago WVas those who take 6 photos and stick a sign in the ground.

Interview at least 2 agents and listen to the quality level of their questions.

Is their presentation all about them and their wonder-fullness or do they make sure that their approach matches your needs and desires?

Good agents want to know:

Why you are selling.

When do you need to have the home sold by?

How much do you owe on the property?

Is there anybody else on the deed or mortgage besides you?

What upgrades have you made to the house and how do you plan to make the property available for showing?

Sago WVYou see, good agents should know their stuff, but the interview should revolve around you and your needs...not them.

Below are some examples of some of the marketing efforts of 2 hard working, top producing  agents in Northern VA who do their best to get their client's needs met:

A  video promoting a listing

A video promoting a community

A seller tips video(an oldie but still valid)

AND 3 individual property websites.
These properties all received winning offers less than 28 days with an average of 12.5 days because their owners prepared their homes properly, they were priced correctly "at market", and they were agressively marketed by the listing agents:

Many agents forget the listing appointment needs to center around the seller, not the agent.

An agent needs to be an open book as to how they plan on marketing or finding the right home.

Again...Suggested!

Great tips, Steve and Jan. Properly staged homes with excellent professional photographs, virtual home tours and buyer centric descriptions are an essential part of our strategic marketing plan that puts our listings on national and local venues where the buyers are looking.

We market our Charlotte NC or SC homes for sale on national and local real estate classifieds, heavily trafficked real estate, retirement, relocation and specialty websites as well as our competitors websites.  Our goal is that if a buyer is searching for a home with criterion that matches our listing, they will find it.

Doug, absolutely. Each client's situation is different and although some parts of a transaction must be done a certain way by law, agents need to tailor the rest to the client's needs.

Bill, there should be no mystery. The data available to knowledgeable agents makes speculation and wishful thinking just not smart.

Daniel, best wishes in your Charlotte market and great advice for folks everywhere. Astute agents know how to showcase property and use social media and modern marketing methods to drive traffic to a property.

You are welcome Krista. It is so important for all agents to stay current with the tech tools available to promote their client's property.
