Are YOU a Local Expert for your area? If not it's Time to go FISHING!

I wrote a post back in January of 2010 about The Nantahala River/Rainbow Springs area in Macon County Franklin, NC mainly about how its protected, the fishing rights and a rare salmon run in the Fall every year.  It is a unusual area and mostly very private and surrounded by the Nantahala Forestry Lands.

Nantahala River Macon County NCI was working with a very fun nice couple from Alabama back in 2009/2010 that were looking for a second home here in the mountains of Western NC.  We were all over Macon County Franklin, NC and over the mountain to Sylva, NC that is normally out of my area but wanted me to travel if I would.  We share MLS but its not my territory per say and neither is Nantahala even though its in Macon County where I live.

We ended up buying a wonderful home in the Nantahala Forest Rainbow Springs.  Its just up the mountain Hwy. 64 nestled in a community lifestyle of fishing, hiking, rafting, boating and seclusion from city life.  Limited private property available due to it being surrounded by US Forestry lands.

It seems since that post here on Active Rain I have become the Local Expert for Nantahala.  I have a buyer client who I am still working with that wants to buy either land or a second home only in this area.  You have to be very patient because people who buy property up in Rainbow Springs area rarely sell their property.  They were working with another agent but the relationship went south and they went fishing for another and found me on here.

I met with another client this week to sell his precious piece of land in Rainbow Springs and he told me he found my local post about the Nantahala Rainbow Springs by Googling on the area and been following me ever since and now I will market his property for sale.  He liked that I did the research on this area and blogged about it. He had it up for sale a few years ago with a agent who couldn't answer one easy question when the listing had expired.  His question was "What have you done for me to try to sell my property". Seriously, NO answer?

And so the buyers and sellers went Fishing!  The End!

June you are 100% correct. Blogging, websites, real estate in general works best when you are the local expert...that is who buyers and sellers want to work with!

Jeffrey ~ It is so hard to track how your leads come in but when someone walks in your office from a blog written over a year ago make me feel good that my hard work on here is working and you never know which blog or why so I will continue to blog on...

Beth ~ Thank you and yes I do a ton of research about a area if I don't know it already.

June - Hyperlocal posts are like gold.  If yours is the first one in on an area, your post stays at top or right near it just waiting for the fishermen to come!

Good for you June - just goes to show you the power of hyper local posts. I need to do more of them, but I'm a stager so I don't know if this will benefit me like a Realtor? I have to call Steven Graham - the blogging guru!

Ellen ~ I am sure you did impress them because YOU showed them your knowledge.

Kristine ~ Of course it will help you!  I need to take his class too since I just upgraded to an outside blog.  I think his classes are free on Tuesdays for Hyper Local blogging.  Hope to see you in class.

Good job, June.  If you don't blog you won't be around in the future.  We know it, but so many agents say they don't have time to blog.  Oh well, we will take all the business.

I had a call about real estate classes this week from someone who found me here.  It works if we work it.

Love your new photo.
