Most of us have seen this, and some of us actually practice our business this way and it is time for it to stop! We are all constantly in competition with each other on some level or another with other agents in our areas whether it is intentional or not. The problem is simply that many agents take this to the extreme. We ALL depend on each other to make our living, take care of our families, and build our businesses. My approach is very simple. A little cooperation goes a long way! I do everything I can to treat everyone well, and I don't care if they are in another office! This is a relationship business, and building solid, long lasting relationships is what keeps us in the game. The relationships we build with other agents, in my opinion are just as important if not more so than the relationships we build with our clients. An agent who doesn't like you will be much more hesitant to help you sell your listings, and will many times not work the deal as diligently as they would for someone they consider "a friend". Work together and stop competing so much, and watch your business grow!!

That is a great attitude Tony, and terrific advice. I think by nature most of us are very competitive people, it's part of what draws us to careers in sales. I do believe you can be competitive without sacrificing helpfulness and a spirit of cooperation.
