Yes, Buyers are buying right now!

Buyers are out in abundance right now, and they're buying with very strong offers!  What are they buying:

  • Homes that are priced correctly
  • Homes that are in good condition
  • Homes that are in a desirable location
What does that mean for home sellers:
  • Pricing: Take your Realtor's advice on pricing!  They are not sentimentally attached to your home, they haven't watched your children grow up in your home, they don't have the memories you have in your home, so they're able to take the emotion out of the sale and provide you clear evidence of sold comparables that indicate where you should price your home in order to get it SOLD! They aren't telling you a price lower than you want to hear to hurt or insult you, but to help you get the most money possible for your home in today's market!
  • Condition: Take your Realtor's advice and do the work needed to put your house on the market with it's best foot forward!  You only get one shot to do it right and do it from the start of the listing!  It can be hard to hear your Realtor wants you to strip your favorite wallpaper and paint the room a neutral color or to paint over the neon paint in the kids room, but they're telling you what they know will help to sell your house. 
  • Location: As you already own your house, there's nothing you can do about location.  If you're on a main street, not in a neighborhood, next to a gas station or something that might have a negative impact on your house, then it's more important than ever that you put your home in mint condition and price it for those items that could have a negative impact.  Just because you don't mind hearing the highway noise when you're cooking out in the summer, doesn't mean buyers will be ok with that.
Even if you're not thinking of selling your house for 6 months, 12 months or possibly longer, start consulting with a Realtor now to find out what projects you can be working on to ensure you receive top dollar for your home.  A good Realtor will want to develop a relationship with you and help you meet your goals and dreams and this is a good way to find a great Realtor to align with!

I just spent 9 months working with clients on identifying projects to be done around their home before putting it on the market.  They did every project I asked of them and they priced it where I advised. They had a good location, so that helped us.  When we finally did put it on the market, we started showings at a 3 hour open house which resulted in 40 families coming through the open house and 5 offers within the first 24 hours after the open house.  My clients are thrilled that they have accepted an offer, and have moved on to make an offer on their next home.

So, yes, Buyers are buying for the right price, condition and location!

The buyers area certainly buying in the D.C. metro area and northern Virginia!  I think we're leading the trend towards recovery, and I hope you'll see the same in Framingham.

We're seeing that trend here as well.  I'm not sure I'd go as far as to say recovery (yet), but they're definitely buying with the right circumstances!

They're buying in my area as well.  I need a lot more buying, but I'm pleased with what I've seen ..... so far!
