In Oakhurst and Fresno California, our home staging company is frequently asked to do consultations and stagings at homes owned by seniors in Oakhurst, it's surrounding communities and in Fresno communities.   

 Here is what we often see:

  1. Decades old floral and plaid furnishings and window coverings.#1
  2. Outdated kitchens and baths with oak cabinets, brass fixtures and vinyl flooring, #2

  7. Family photos everywhere.

Carpet and other flooring issues, Series #4

In the room below, there were MANY issues.  But this royal blue carpeting was so overwhelming that those all important first impressions were very negative.  This carpet was worn, dirty, buckling and just sad.  My advice to the agent was to spend her money on making improvements, not staging at this time.  The seller wouldn't spend a dime on this house and, as expected, it is still for sale.

(Photo Below) Upon entering this dramatic mountain and creekside space, the main thing that everyone potential buyer commented on was the carpet.  The carpet was high quality and in great condition but overwhelmingly personal as a color.  Since the entire house had this carpet the seller would not even consider replacing it.  BUT, the house had been on the market with three different RE agents over almost 2 years.  The key with staging this house was to make a big impact with the furnishings so that the focus on the carpet was minimized.  The seller's brought back some of their furnishings (which their former RE agent had told them to remove??), then we arranged and accessorized.

A motto I often repeat is "if you can't beat it join it" and your example of the reddish  carpet playing nicely with the furniture and decor is a perfect example of that. Great job Ginger

Wow that blue carpet with that weird fireplace/karaoke stage (what the heck was that?) was really bad! I like that you said to forgo staging and spend on the improvements on that one - it's better to walk away in situations like that. It's one of those lipstick on a pig situations for sure. Great post and examples Ginger!

Hi Ginger ~ wow, example #1 is a sad case of a home that continues to linger because that rock platform (for a woodstove?) is a real deal killer along with the old blue carpet.  In order to sell, the homeowner needs to tackle those obvious obstacles and should have listened to your good advice.  Example #2 you handled brilliantly!  And the white sofas and your accessories were spot on for taking attention away from the burgundy carpet.  I remember when you posted about example #3 -- you did a great job helping them update this home and it obviously paid off for your client.  Bravo!

Karen, that weird fireplace/stage is for a wood stove. You can see that they didn't even bother to remove and plug the stovepipe...or install a new one woodstove...duh!  I just want someone local to hear me...<shouting from the rooftops now>.  Thank you.

Maureen, I have to tell you that in this house there was almost nothing that was "acceptable".  It has so many issues and needs.  Owner said that she already spent a few hundred to get it market ready and I can't imagine what she spent that $$ on. Just sad.

Valerie, no doubt that the buyers would change out this carpet and a lot of local listings give allowances for carpet BUT too frequently awful carpet is such a turn-off that buyers just move on. It is wishful thinking.  Thanks for commenting.

Ginger: It's too bad the folks with the blue carpet didn't take your advice and put down some new flooring. Such a simple fix that could save them lots of $$ in the long run. The example with the 'very berry' carpet is stunning. Your before and after photos show that professionally staging a property is always the best choice!! Leaving the rooms empty just focused all the buyer's attention on the carpet! Glad you were able to straighten them out.

Now I need to go catch up by reading blogs 1, 2, and 3!! xox

Nice work as always Ginger! Flooring is SO critical to getting a home sold isn't it? I just looked at some new spec homes today and the developer cringed when I suggested the brand new carpet could be "updated" It's in a such a light off beige color that I know buyers will be turned off. Congratulations on making these floors sell!

Hi Pam, so good to "see" you here.  The blue carpet house really needs A LOT of attention and since the seller will not budge, it's almost a waste of time and $$ for the agent.  The "berry colored" carpet house was a fascinating location and I loved that job and those clients.  Stopping there weekly to check on the staging was a treat!  Thanks so much for commenting. 

Tessa, when I hear agents say "and there's an allowance for flooring" I want to scream out NO-O-O.  Why didn't that developer bring you in earlier?  Thanks for your thoughts!

Thought on Allowwances: I always discourage a home seller from a carpet allowance. It will cost them so much in the end. It is so much better to take care of it now if it is worn and beyond a really good cleaning. I'd love some stats on allowances if anyone has them.

Thank YOU!! You are one of the first stagers I have heard to say it is better to put their money in the carpeting than pay for staging if that is all the budget will allow. Thank you for your honesty, Ginger. That is how you build your relationships with your agents.

Angela, if  a house is in a state of disrepair I don't recommend staging.  Unfortunately the agent for the blue carpet house insisted that I stage it, so I did.  It did look better and she really liked what I did but I still believe her money could have been put to better use elsewhere.  Honesty IS the best policy.

Ginger, again, you are bang on.  Homes with old, dated, or worn carpeting or other flooring can sit and sit and sit.  Updating can make a world of difference.
