Why didn't your home sell?

Well... a few weeks ago I wrote about the #1 reason in my opinion that most homes do not sell in Pasadena.  Of course, anytime a home owner decides to put their home on the market, it is no longer their home.  It is a product to be merchandised just like any other.  A great realtor will walk the seller through all the necessary steps including appropriate pricing, showcasing their home and marketing.

However, what I do find time and time again is that the home doesn't sell for one simple reason.  And that reason is simply ACCESS!  We as real estate agents, can NOT get in to their home to show it.

I have had the frustration of not being able to access a home and I am always amazed at this?  Why not be accessible if you want to sell??

Exactly Paula... It's hard to understand why someone would put a home on the market and then limit showings.  What is more surprising are the agents that do not educate their sellers and take listings that would make showing their properties difficult.

Even during the inspection process.  More and more frequently it is becoming necessary to make multiple trips to a property before finally gaining access.  I've experienced more that one occasion when the buyer simply says, "I've had enough" and moves on to another more accessible purchase option.

Wow Will... that is really unacceptable.  I can't imagine scheduling time with the appraiser, buyers and agents and not having access to the house.  Unbelievable!

It's an issue, I agree...especially in a secondary home area, where tenants have "rights", and the buyer's timeline might be a lot shorter!

Sea to Sky, I can understand tenant occupied homes, but most of the ones I'm encountering lately are not.  They are just home owners that do not want to be "bothered" or "inconvenienced" to show their home.
