It's all in the photos and all in the details when you list your Tulsa home for sale

Staging has nothing to do with how we live in our homes, and everything to do with how buyers see and FEEL about our Tulsa homes for sale. Since home shopping begins on the internet, there is little more important than the photos that showcase your home and highlight its features.

If buyers don't like what they see in the photos of your Tulsa home for sale, they won't make an appointment to come see your home.

I can't think of a better example than Mike & Gabbi's kitchen to explain the importance of your internet photos of your Tulsa home for sale.

The hinges and cabinet pulls looked okay when in their home. But, the moment I saw the PHOTO of the kitchen, I gasped, "I can only see the hinges and hardware!"

After looking at the photos, Mike and Gabbi agreed and went to work. Six hours later, the "after" photo was taken - these two Tulsa home sellers were dedicated and quite amazing.

What do you think? Do you think the difference in the "before" and "after" was worth $200 and a few hours of labor?

The rules of preparing your Tulsa home for sale are pretty simple: remove as many Buyers' objections as possible. De-clutter, update and stage. If you don't have a flair for staging, seek the guidance of a professional home stager.

Your Tulsa home for sale WILL SELL in a timely manner if you (1) prepare it properly, (2) price it competitively and (3) market it aggressively. That's my home selling formula, and it works.

Hi Lori ~ what a welcome change --  those old-fashioned pulls absolutely drive me crazy!!  The change to simple knobs and pulls was a brilliant one.  How wonderful that your sellers are so motivated and resourceful!!

Big difference Lori! I have a question, since they changed the pulls on top to knobs, did they have to patch, repair & paint each door too? Also the hinges changed, were those replaced or painted? This was a lot of work but a big change for the better for sure!

Lori--that is a wonderful recommended change to the kitchen.  They must be very resourceful, because changing those pulls from double screw to single screw added all the work of patching and repainting.  However, a prospective buy will be duly impressed with the new look.

Janet, Karen and Maureen ~

They bought new hinges and yes, they had to patch and paint the cabinet fronts to accommodate the single-screw knobs. It was the first day their home was on the market (last spring) and we had an unexpected heavy snowfall. So, off they went for supplies and spent the snowy day working on this transformation. Their home sold in less than two weeks!

Weird thing is - the kitchen looked fine when I toured the house. My certified home stager didn't even recommend a change in the kitchen. But when I saw THE PHOTO, I cringed. Sometimes what seems acceptable in a home is not going to look good in a photo!!

Kathy - no kidding. Afterwards, Gabbi said, "I always hated that hardware - can't believe we waited to change it when we're SELLING this home!"
