I'm so sick of turning on the TV and seeing our fellow realtors exploiting our nobel profession with neverending positive banter about the homes they are seeing.  A buyer is hiring you as an agent to be their advocate and point out the positives AND the negatives.  There are too many transaction poor brokers out there trying to close deals and attempting to blow smoke in the general direction of their clients to get a deal done.

Make sure your agent is showing you what's wrong with the houses you are looking at.  A good agent that see's 40+ homes per week should be able to identify red flags in almost every home.  Talk to your clients about the electrical, plumbing, heating systems, etc.  Point out evidence of water damage or signs of concern on a home.  You'll have the respect of your buyer when you tell them... "If you want to buy this house you might want to call another agent, I can't let you buy this home."

Don't be a Yes Man or Woman.  Be your clients ambassadore.

I have been asked about a few homes that I have told them, "if you want it find another agent". So far no one has.
