Come Preapproved

Many buyers are uncomfortable with their buyer's representative asking them to become preapproved or show proof of cash funds for a home purchase.  As a buyer's representative this is the first step I take with my new clients.  I find if someone is unwilling to take this first step, then it is a red flag to a difficult transaction later down the road.  I certainly can't buy a car without first applying for a loan or walking in with the cash in my hand. A home is the most amount of money you will probably ever spend in your life, so it should not be unusual that your agent needs to make sure you can buy and how much of a purchase you do qualify for.  Please don't be offended.

Can you imagine showing properties to a buyer who wants to buy a million dollar home and they only qualify for $300,000?  You have just wasted a lot of time that could have been more productive.  Not to say the cost of gas ($4.03 a gallon) for all of those miles you just drove them around.  Remember as Realtors©we make nothing unless we close a transaction.  All of our services, advice, professional expertise and guidance is all free up front.  We service many buyers yearly who never end up buying.  Why on earth then do I love my job so much?  Crazy comes to mind.  Then crazy in love comes to mind for helping those successful buyers.  The ones who smile and thank me at the end of the transaction for saving them money and avoiding pitfalls.  The ones that we part as friends and stay in touch and they refer more business to me from their friends and family.  A compliment or referral goes a long way in this business.

As a Realtor©, we do not have bosses.  We may work for a large recognized real estate brand name, but we are all independent contractors working for ourselves.  Our clients are the only true feedback we can get that is truthful about our services.  We crave approval like any other profession.  If your Realtor© has done a great job for you, let them know.

Kelly, this is such a no brainer and I agree with you 110%  I can't believe agent go off showing homes to buyers without asking about their preapproval...with gas prices like they are?  Crazy!
