When is the best time to list your home? People ask me that all the time. Should I list my house in May for the summer? Honestly there is not "best" time. December is great because the competition is low. Inventory is down that time of year. May is awesome because we don't get as much rain and the gardens look so beautiful. Any time you are ready to list your house is a good time to list it. You just need to get it ready to list first.
Work on needed repairs or projects before you list the house. Like weeding the flower beds, painting the inside or outside, replacing old flooring or staging it. Do these things first so it has a great start when it is viewed those first few weeks. Because the first few weeks are when it is a new fresh listing and it gets the most views online and showings in person.
Try to price your house competitively with the market. We can't control the market, but we can control the condition of the house and the price you list it for. Chose a good realtor that can connect you to professionals. Consider having your home staged, getting a pre home inspection or even an appraisal so you know what to expect. Get your repairs done first so there are not any surprises when the buyer has a home inspection.
